GROWN-UP LIVING: Instead of a typical university undergrad housing apartment with four separate bedrooms, one kitchen, and a bathroom, most units are efficiencies or have one or two bedrooms; a few have four. All were designed for greater aesthetic appeal with upscale furnishings, appliances, cabinetry and hardware, wood plank or tiled floors, and large windows. Also unlike much student housing, the complex is pet-friendly.

ENVIRONMENTAL SAVVY: To keep costs down, the developers installed a green ductless HVAC system that doesn’t require chilled water or steam, plus low-flow toilets, faucets, and showers; recycled wood flooring; a gray-water recycling system; drought-tolerant plantings; and paths of crushed coquina shells that are plentiful in Florida. Old oak trees were saved where possible, and the buildings’ location near two bus stops pares vehicular use.

CHURCH SIMPATICO: Care was taken to match the new buildings’ brick and stucco façades and window shapes with the red brick and limestone detailing of the sanctuary, now converted for management offices, more retail space, and tenant amenities. The new structures were also designed to fit with the New Urbanist flavor of the Mid-Town neighborhood through four- and five-story heights, wood and stucco in a subtle range of colors, and undulating façades that convey a lively rhythm.
