With only .85 acres to work with, and the task of delivering affordable housing to large families, C&C Development had a lot on its plate when drawing up site plans for the Terraces at Santiago. But with a little creativity and innovative construction, the builders were able to maximize the lot, which features two- and three-bedroom, and even one five-bedroom, units.

The project was developed within the city’s new Station District Transit Zoning Code, allowing low-income families easy access to transportation. And despite the small lot, the property provides gated pedestrian and auto access, a full laundry, a community room, and a handful of courtyards.

Inspired by Spanish and Santa Barbara architectural influences, the units are situated over a subterranean parking garage and enjoy ample outdoor seating. The exterior incorporates recessed stucco elements with wrought-iron latticework. Painted wood shutters adorn the windows, and decorative gables top everything off.

The property adds a significant number of units (35) to the city’s affordable housing stock, meeting the needs of families making 30 to 50 percent of the AMI.
