Major Overhaul Transforms So. Cal Property

Over the course of 18 months, AvalonBay Communities transformed a 450-unit property in Studio City, Calif., from a dated complex with limited amenity space into a modern community where residents can take advantage of more than 20,000 square feet of amenities.

AVA Studio City was meticulously designed to appeal to the diverse and social resident base in Southern California, from curb appeal to customized and unique furniture pieces.

Inside the apartments, which were in desperate need of a remodel, AvalonBay added in-unit washers and dryers, quartz countertops, new lighting and plumbing fixtures, and more. Also, roughly 35% of the units were outfitted with premium finishes, including European tiled backsplashes and stainless steel appliances.

A 3,600-square-foot, two-story fitness center was designed to compete with high-end gyms in the area, while the outdoor space was reimagined to take advantage of the region’s great weather, including the expansion of a pool deck.

Altogether, six apartment buildings and a clubhouse were updated to reflect the AVA-brand flair, all the while blending in with surrounding buildings through the choice of exterior material and paint schemes. In each apartment building, the colors of the corridor and flooring, signage, elevator lobbies, and courtyards were updated to be playful and modern while staying consistent to the overall design.

AvalonBay was able to raise rents [how much?] and maintain 97% occupancy.
