The Bower, an 11-story mixed-use tower developed by Hoffman & Associates and designed by Handel Architects and WDG Architecture, currently offers the first and only condominium spaces available at The Yards in Washington, D.C., a growing urban center located near Nationals Park and Audi Field. Each of the building’s 137 condo units—ranging from studios to three-bedroom penthouses priced from $360,000 to $1.5 million—is designed to accommodate buyers across a variety of demographics, as well as design and living styles.

According to the developer, the smallest studios appeal to single-occupancy first-time buyers, while the petite two-bedroom units are geared toward young families. The larger two-bedroom units attract residents looking to downsize and relocate to an active urban area, with the second bedroom often used as an office or a guest room.

The interiors are designed around efficiency and functionality, reflected in a clean, neutral palette that carries on the industrial chic of the common areas and accommodates buyers’ individual design tastes. The units’ wide-open spaces allow for a variety of interior compositions, depending on the residents’ needs and preferences. According to developer Hoffman & Associates, this flexibility facilitated an easier transition for residents downsizing from larger spaces, with the help of model units staged in a variety of configurations.

All units feature 9-foot ceilings, wide-plank hardwood flooring, top-end Mecho window shades, and Elfa bedroom closet shelving included as standard. All kitchens are equipped with high-end finishes and features, Bosch cooking appliances, Grohe faucets, Kohler undermount sinks, quartz countertops, and L’Arte della Cucina cabinetry. Walk-in closets and kitchen islands are available in select units, and all penthouse units feature terraces.

Extensive floor-to-ceiling windows border the homes along the outside edge, defined by a black frame grid that lends a strong horizontal impression to every room. This aesthetic extends into the bathroom with a horizontal subway tile shower surround, and contrasts the vertical arrangement of the cabinetry in the kitchen.

The Bower achieved record-setting sales leading up to its opening, with 70% of its 137 units sold before the certificate of occupancy delivery in December 2018. The building is sold out and has been recognized twice in the Delta Associates’ 2018 awards for the best sales pace for a Washington/Baltimore condominium community.
