On New York City’s Upper West Side, real estate organization GID Development Group collaborated with top architectural practices Richard Meier & Partners Architects, Kohn Pedersen Fox Associates, and Rafael Viñoly Architects to design Waterline Square, a 2.2 million-square-foot, three-tower, mixed-use residential development.
Situated between West 59th and 61st streets on one of the last remaining waterfront sites in Manhattan, the project aims to “create the most innovative, comprehensive, and cohesive luxury residential experience in New York City.”
The tower’s designs are the result of extensive conversation among the three award-winning architects. Architectural allegory and bold design are employed by each of the designers to provide landmark character to each tower, while working with one another to provide a wide range of floor plan typologies and unobstructed views of the city, park, and river.
GID Development Group also appointed three interior designers, Champalimaud Design, Yabu Pushelberg, and Groves & Co., to help with the design of each high-rise. Four contemporary rental unit style palettes and two luxurious condo unit styles were developed to offer a diverse floor plan array. The property includes a total of 1,131 units across the three towers, comprising 216 condos, 640 luxury, market-rate rentals, and 275 mixed-income units, over a mix of commercial space, including retail, restaurants, and a market.

The buildings are set upon an expansive 5-acre lot with a 2.6-acre landscaped park. Waterline Square Park was designed by Mathews Nielsen Landscape Architects to provide an east-west pedestrian connection between Midtown West and the Hudson River waterfront, improve the walkability, and offer a windbreak with strategic landscaping. The design supports the familial quality of the surrounding neighborhood as well, serving as an outdoor oasis complete with wooded seating groves, a large lawn, an outdoor stage, a children’s playground, and waterfall features.
In order to complement the well-appointed units and lush site, the project features copious luxurious amenities, which span seven different facilities. The Waterline Club offers 100,000 square feet of sport, fitness, wellness, spa, leisure, entertainment, creative, work, children, and pet spaces designed by the Rockwell Group. Highlights of the club include an NBA-regulation basketball court, an indoor skate park, steam rooms and infrared saunas, dedicated studios for music recording, a private card parlor, and more. Six in-building private amenity suites with a curated program of lounges and great rooms with fireplaces and bar areas, media rooms, and landscaped terraces accompany the club.
Opened for occupancy in September 2019 and fully completed in April 2020, all three towers, the park, and the amenity facility were built at the same time.
