The ORA Power Rankings’ 2020 Year-End Summary is a single report featuring the flagship rankings published in 2020. The rankings highlighted in this report include the 2019 Elite 1% Properties, 2019 Top 100 Student Housing Properties, 2019 Top REITs, Top 10 Properties in 50 states and D.C., and Division Rankings for the Top 10 of the 2020 NMHC Top 50 (Division I) and Top 25 Management Companies in Division II, III, and IV.

The online reputation assessment (ORA) score is the industry standard to measure and benchmark a property’s online reputation. In 2020, our footprint has grown to more than 122,000 properties nationwide, a 120% jump since 2015. The national average ORA score in December is 65.61.

Review Volume in 2020 Grew by 12%

As of 2019, we recorded 9.3 million reviews across 116,910 properties. The total volume as of Q3 2020 grew 12% to 10.4 million reviews across 122,384 properties nationwide.

The market share of the dominant review sites and ILSs based on the total volume of reviews (10,438,400) as of Q3 2020 is as follows: Google is the leader with a 30% share, followed by ApartmentRatings.com at 26%, and Modern Message at 11% market share.

Biggest Names of 2020 ORA Power Rankings

  • Elite 1% 2019: The Wire (Omaha, Nebraska), managed by NuStyle Development, was the No. 1 property in the country with an ORA of 99. A total of 1,290 properties earned the Elite 1% status.
  • Top 100 Student Housing Properties for 2019: Retreat at Denton (Denton, Texas), managed by Landmark Properties, was the top student property for 2019 with a 97 ORA. This ranking was based on tracking the online reputation of more than 2,500 off-campus student housing properties nationwide across relevant review sites and ILSs.
  • Top REITS for 2019: For the fourth consecutive year, AvalonBay Communities was ranked the No. 1 multifamily REIT with an ORA of 79.13.
  • State Ranking: Washington, D.C., was the leading “state” among apartment residents, for the sixth consecutive year. The top property in D.C. was 2800 Ontario, managed by WC Smith with a 96 ORA.

2020 Division Rankings

  • Division I—Top 10 of the 2020 NMHC Top 50 Largest Apartment Managers (cutoff 30,670 units): The Bozzuto Group maintained status quo at No. 1 for the sixth consecutive year with an 81.93 companywide ORA.
  • Division II: Hawthorne Residential Partners was the top management company with an 81.53 ORA (20,000 units up to 30,669 units).
  • Division III: Wood Partners was No. 1 with an 81.86 ORA (10,000 to 19,999 units).
  • Division IV: NuStyle Development bagged the top honors for the second consecutive year with a 90.54 ORA (2,000 to 9,999 units).

Developed by J Turner Research, the ORA Power Rankings are a monthly, independent ranking of apartment properties and management companies based on their Online Reputation Assessment (ORA) scores. Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 122,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
