Quarterra, QuadReal Property Group Open Spectra in Redmond, Washington

The joint-venture, mixed-use project offers 450 apartment homes and over 37,000 square feet of retail.

Quarterra

Quarterra—recently rebranded from LMC—has opened Spectra in Redmond, Washington. The luxury mixed-use community was developed in partnership with QuadReal Property Group. With move-ins scheduled for this month, the mid-rise community offers 450 apartment units and 37,259 square feet of retail space across three buildings.

Ranging in size from 495 to 1,337 square feet, Spectra offers studio, one-, two-, and three-bedroom units. Features include modern frameless cabinets, quartz countertops, tile backsplashes, stainless steel appliances, luxury wood-style flooring, tile shower surrounds, and kitchen islands and peninsulas in select homes. Most homes have walk-in closets with select homes featuring private entrances and balconies.

Residents will first be welcomed into Spectra’s 80-unit North building, then the 183-unit East building later this year. By summer 2023, the 187-home West building will be opened. Spectra, as a MFTE/ARCH program participant, will offer 45 homes at rates affordable to income-qualifying residents.

A central promenade grounds the amenity program with barbecue grills, an entertainment deck, a community garden, a spa, and an oversized outdoor pool. Each building also has unique amenities. The North building offers an expansive game room and media center, a fitness center, and a clubroom with a kitchen, a fireplace, and a lounge area. The East building includes an extensive co-working space with private offices, a media center, and lounge areas. A makerspace, a bike lounge, and bike storage open toward the Lake Sammamish trail with children’s play areas and an additional community garden.

The West building’s top-floor amenities include a clubroom, a sky lounge, a catering kitchen, an outdoor deck, and an additional outdoor children’s play area. An above-grade, two-story parking structure in the West building provides commercial and retail parking. For residents, a large underground parking facility with 31 EV charging stations is below all three buildings.

Catering to a variety of tastes and preferences, the retail mix for Spectra includes Sasquatch Strength, Phenix Salon Suites, and Bright Horizons child care, as other additional spaces remain available. Residents also have walkable access to Whole Foods Market. Marymoor Park, with recreation and sports facilities, is essentially an extension of the community itself.

Spectra is one of three projects between Quarterra and QuadReal in the region, including recently opened Ovation and under-construction The Piper. For Spectra, the joint venture collaborated with Encore Architects, interior design firm Vida, structural engineer BCQ, land-use attorney McCullough Hill Leary, and Weisman Design Group as the landscape architect.

In late July, LMC, a subsidiary of home builder Lennar Corp. and a vertically integrated multifamily apartment builder, developer, and asset manager, rebranded to Quarterra Multifamily. Later this year, Quarterra plans to separate from Lennar and launch as an independent, NYSE listed, alternative asset manager.
