The seventh annual Division ORA Power Ranking is live. We rank the top 25 companies in divisions II, III, IV, and V based on their Online Reputation Assessment (ORA) scores. The unit cutoff for each division was determined based on the portfolio data obtained from Smart Apartment Data in June. Regardless of their portfolio size, the companies recognized across divisions II to V exemplify a commitment to delivering outstanding and praiseworthy resident experiences consistently.
The top 10 companies with the strongest online reputation in each division are listed below. To view the top 25 companies, visit Division II-V. In May, we revealed the Division I companies based on National Multifamily Housing Council’s 2025 Top 50 Managers list.
J Turner Research monitors the online reputation of over 150,000 multifamily properties in the country to determine individual ORA scores based on a scale of 0 to 100 for each property.
Division II (20,000 to 34,696 units)
The top management company in Division II is AMLI Residential with an 80.66 ORA. The average ORA score of the 25 companies in this group is 74.69.
Division III (10,000 to 19,999 units)
The top management company in Division III is Hanover Co. with a 96.7 ORA, making it the company with the highest ORA score across all divisions. The average ORA of the 25 companies in Division III is 79.76
Division IV (5,000 to 9,999 units)
The top management company in Division IV is Northwood Ravin with an 88.56 ORA. The average ORA of the 25 companies in this group is 83.23.
Division V (2,000 to 4,999 units)
The top management company in Division V is NuStyle Development with a 94.7 ORA. The average ORA of all 25 companies in this group is 84.66.
We have expanded the rankings to include divisions II, III, IV, and V—creating a level playing field that allows multifamily companies to measure their online reputation against peers of similar portfolio size.
Einstein Best of Awards
We feature the 2025 Division Ranking Einstein Best of Awards, recognizing the top-performing multifamily companies across divisions II to V in five critical areas of on-site operations: Customer Service, Communication, Cleanliness, Maintenance, and Security.
To determine these awards, J Turner Research utilizes its categorization tool, Einstein, to rank the companies based on an aggregation of their open-ended feedback left within reviews over the past 12 months. Using our proprietary AI Thought Analysis, all open-ended feedback is categorized into 22 operational categories specific to the multifamily industry. Having analyzed over 12 million reviews, Einstein provides access into the quality of the companies’ operations focused on these five key areas.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of more than 150,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
