The purpose-built community features 1,545 beds and a wealth of amenities in two 26-story towers, a mid-rise building, and a historic building on the site. The unit mix was intentionally designed to feature over 80% of its beds in four-bedroom and larger floor plans to satisfy market demand.
Designed by Ankrom Moisan, the structure and exterior skin of the two high-rises feature blue undulating panels, creating a distinct identity in Seattle’s landscape. The tones of dark blue shift throughout the day as the sunlight strikes panels. The towers are divided by a pedestrian through-block that serves as the heart of the project with active public outdoor space.
“The Standard stands apart from the other existing purpose-built student housing communities in the area due to its scale and design,” says Rob Dinwiddie, executive vice president of marketing and management services at Landmark Properties. “The design of the two adjacent towers with a connecting mid-rise structure really feels like a small city, which allows it to stand out from the rest of the neighboring communities.”

The interiors were designed to reflect the natural environment associated with being in Seattle. Neutral and earthy tones with the occasional pop of color offset the grayness in the rainy climate. Cross-laminated timber in the mid-rise building and the use of natural wood material throughout the common areas also channel the Pacific Northwest.
In addition, elevated finishes, custom artwork, and bold patterns create a bespoke feeling in the development’s amenity spaces and common areas.
The amenities were selected to provide unique elements to the market while acknowledging the studious and active nature of the student base. They include a large ground-floor fitness room with a bouldering wall as well as a fifth-floor indoor/outdoor space with stadium seating, a jumbotron, and grilling areas. The towers’ rooftops include an infinity pool, a sauna, hammocks, a speakeasy, and study spaces. The rooftop decks were positioned to allow for 360-degree views of Portage Bay, the UW campus, the Space Needle, and Mount Rainier.
In addition, The Standard at Seattle has a focus on sustainability and energy efficiency, achieving a design that’s 26% more efficient than the 2015 Seattle Energy Code’s Standard Reference Design.
