Davis Design/Development Corp. is converting an industrial site into Forbes Park, a 225-unit waterfront condo project in Chelsea, Mass. The loft-style units will be built within a portion of existing industrial buildings, while 84,000 square feet of the industrial structures will be demolished to create 20,000 square feet of commercial space and extra green space. Hudson Realty Capital is financing the deal.

M&R Development is developing Regency Place, a 112-unit luxury apartment community in Oakbrook Terrace, Ill. The project, being built by McShane Construction Corp., will offer one-, two-, and three-bedroom units. Amenities will include a clubhouse with fitness facilities, indoor pool, and spa, plus a cyber café, business center, and conference facilities. Completion is scheduled for April 2007.

Hedgewood Properties is developing Hill Street Lofts, a 146-unit condominium community just outside of downtown Atlanta. The one- and two-bedroom units–priced from the $140s to the $210s–will feature hardwood floors, granite countertops, and 10- to 14-foot ceilings. Amenities will include a pool, fitness center, clubhouse, and sun deck. Completion is scheduled for April 2006.
Novare Group teamed up with Faison Enterprises and Levine Properties to develop a TWELVE Hotel and Residences in Charlotte, N.C.‘s Center City area. The project, called TWELVE Charlotte, will feature 150 hotel suites, plus 400 condominium units with floor-to-ceiling glass walls and kitchens with granite and stainless steel. Amenities for both residents and hotel guests include room service, an in-house restaurant and bar, housekeeping, and 24-hour concierge services. Completion is expected in 2008.
Real Estate Inverlad is developing 101 and 201 Eola, two 350,000-square-foot condominium towers in downtown Orlando. The project, designed by Baker Barrios Architects, will include 21,000 square feet of retail space plus a four-story parking deck. The first tower is expected to be complete in the fall of 2007. Simpson Housing Solutions broke ground on the second phase of Mountain View Senior Apartments in Ontario, Calif. Phase two will include 20 one- and two-bedroom units adjacent to the original 86-unit community. Units will offer built-in kitchen appliances, designer window treatments, cable TV, and patios or balconies. All units will be set aside for seniors age 55 and older earning from 30 percent to 60 percent of the median area income.
The Shelter Group and Homes for America broke ground on Park View at Cheltenham, a 75-unit affordable senior housing community in Montgomery County, Penn. A mix of one- and two-bedroom units will feature fully equipped kitchens, spacious floor plans, enhanced safety features, and handicapped accessibility. Occupancy is scheduled for late summer 2006.

Urban Realty Partners and Melaver are developing The Brookwood, a mixed-use condominium community in Atlanta‘s Buckhead area. The project will offer 275 condo units priced from the high $200,000s to the $800,000s, along with 20,000 square feet of restaurant and retail space. The $100 million building will feature an energy-saving environmental design and construction, plus a one-acre green deck with garden, pool, and barbeque grills.
Urban Pacific Builders is developing Axis, an urban mixed-use community right outside of Denver to include a mix of for-sale townhomes, lofts, and flats, plus 24,000 square feet of neighborhood-serving retail space. The company secured financing for the first phase of the project, which will include 180 units. Construction will start later this year, with a three- to five- year estimated build-out.
Lane Co. is developing a new project in Atlanta’s Perimeter area to include 100 condo and 216 apartment units. Construction on the $54 million project, which has yet to be named, is expected to begin this fall, with full completion set for summer 2008.
