Developer CAP Multifamily has opened the doors to Beacon Rail District, a luxury boutique multifamily community in fast-growing Frisco, Texas. The development is the first apartment community downtown, marking a significant milestone in the city’s multimillion-dollar downtown revitalization plan.
Beacon Rail District comprises 18 exclusive apartments, providing a community-focused lifestyle that blends high-end design with neighborhood charm. Each apartment features premium materials, such as high-grade crown molding, hand-selected brick, and top-tier window designs. Custom facades, designer lighting, and paintings from local artists adorn the walls on each floor of the building.
The property is pet-friendly, and residents have access to a private coworking space, a fitness center, and a hotel-style lounge for entertaining and relaxing. In addition, locally owned shops, restaurants, and entertainment venues are within walking distance.
“We’ve created something truly special here,” said Christopher Aaron, co-founder of CAP Multifamily, which focuses on developing and operating boutique multifamily communities in the Dallas-Fort Worth metroplex. “Beacon Rail District is about more than luxury; it’s about community connection. With a limited number of residences, we’re offering a rare, high-quality lifestyle where neighbors can become friends.”

The development will start to welcome residents in mid-September with the one- and two-bedroom unit rents ranging between $1,950 and $3,800 per month.
Partners on Beacon Rail District include architect Dual Workshops and general contractor Gordon Highland.
“The Beacon Rail District is one of several projects CAP Multifamily is developing in the Dallas-Fort Worth metroplex,” said co-founder Chad Patton. “We look forward to continuing to build unique properties that allow a curated a boutique living experience where residents can appreciate their home, community, and environment.”
CAP Multifamily has three additional projects comprising 100 luxury apartments in the works in Frisco’s Rail District— Platform Rail District, Gallery Rail District, and View Rail District—that it hopes to deliver by mid-2026.
