Luxe Apartments in San Diego Mixed-Use Near Completion

Park 12, the three-building luxury apartment and retail community overlooking San Diego Bay, will begin move-ins this July.

Leasing is now under way at Park 12, Greystar Real Estate’s flagship high-rise development in downtown San Diego, Calif. Designed by local architecture firm Carrier Johnson + Culture, Park 12—formerly known as Ballpark Village—is located on a 3.5-acre triangular site across from Petco Park, and features a 37-story high-rise and two mid-rise buildings that overlook San Diego bay and connect 14 amenity-rich common areas by a pair of above-the-street bridges.

Though the triad of luxury apartments and its integrated retail community are slated for completion in the fall, the apartments will begin move-ins in July. When complete, the complex will include 438 luxury apartments in the taller, 37-story tower, and 280 units in the two mid-rise six and seven-story buildings, totaling 718 new rental homes.

Residences will include studio and one-, two- and three-bedroom floor plans, as well as penthouse suites, with square footage spanning from 518 to 2,824 square feet. The homes are designed in a classic, modern feel, fitted with plank flooring, private patios or balconies, stainless steel appliances, quartz countertops, polished chrome fixtures and full-size washer/dryers. Rents will start at $1,705.

Inspired by New York’s High Line Park, Park 12 aims to become a walkable, urban village, anchored by an expansive semicircular public plaza at 10th and Park, where ground-level retail and five restaurants will line the public space. A dramatic cascading staircase makes a bold first impression at property’s Imperial Avenue and Park Plaza entrance. The development will also offer direct access to Petco Park for San Diego Padres baseball games and other special events.

The community’s 14 common areas don’t remiss its smallest inhabitants, including two dog runs—one for small dogs and another for larger breeds—and a dog washing station in the mix. Two pools, a sundeck and spa; multiple rooftop terraces with outdoor seating, fire pits, outdoor kitchen and grilling areas make it easy to enjoy the Southern California climate without leaving home, and an indoor/outdoor fitness center, a clubhouse with kitchen, resident lounge, and a sports lounge and game room round out the activity hubs. The development also includes underground gated parking with 1,216 spaces.

According to Jerry Brand, senior managing director of west coast development for Charleston, S.C.-based Greystar, Park 12 is the company’s most ambitious project in the continental U.S. to date. “It sets the standard for resort style apartment living. With such a variety of floor plans and price points, Park 12 has apartment homes which perfectly fit our residents’ unique needs and lifestyles,” he says.
