The Wedgewood-Houston neighborhood in Nashville, Tennessee, has gained its first mixed-use multifamily community, according to development partners Atlas Real Estate Partners, Wedgewood Avenue, and HY Ventures. Standard Assembly, which recently started to welcome its first residents, is comprised of 310 residential units, over 12,000 square feet of retail, 11 live/work spaces, and a wealth of amenities in two newly constructed buildings and one adaptive-reuse building.
“Built in an area with a history of artistry and innovation, Standard Assembly hopes to foster creativity and local business for Nashvillians, new and old, as we join the Wedgewood-Houston community,” said Beau Fowler, a principal at Wedgewood Avenue. “We hope to preserve its essence and fuel its growth through our residents, live/work spaces, and curated local retail and vendor partnerships.”
Nashville has been a strong multifamily market, touting employment and population growth, high-tech jobs, and lifestyle appeal.
“Nashville’s current growth is unprecedented, and as developers, it’s important to remember the role that we play in creating authentic additions to a growing city,” said Nathan Hysmith, principal at HY Ventures. “We’re excited to introduce quality, unique housing for new residents and locals as they move to or within the city.”
Floor plans include studio, one-, and two-bedroom apartments, with monthly leases starting at $1,624. Unit interiors feature herringbone flooring, backsplashes, and a curated selection of finishes. The live/work units are zoned for both business and residential use, providing residents with the flexibility to make and sell goods or host clients from their homes. The units feature polished concrete floors, 11-foot ceilings, and private street-level entrances with individual addresses.
In addition, the 3-acre campus features a resort-style swimming pool, a large fitness center, various co-working layouts, private courtyards, a bike room, a dog park and spa, and a two-story clubhouse.
Standard Assembly also is establishing connections with local businesses to drive support for its residents and the growing community. Mota Moda, a lifestyle brand centered around the Nashville motorcycle scene, functional fashion, and arts, has committed to occupying one of the adaptive-reuse retail spaces. The remaining spaces will focus on business tenants that fit the creative spirit of the neighborhood.

The property was constructed by Nashville-based Hardaway Construction, and the design team included locally based EOA Architects, Manuel Zeitlin Architects, and Peck Design Associates. It is managed by Greystar.
