Time Is (Rent) Money

Prefab building cuts hundreds of days, saves millions of dollars in multifamily construction process.

Apartment construction time lines routinely fall victim to any number of external factors, extending by 10%, 20%, and, sometimes, even 100% the amount of time originally estimated. Construction teams are challenged by scheduling trades, scheduling on-site work in urban areas, weather conditions—the list goes on. Yet, with escalating housing demand, there’s a tremendous need to produce more housing in a faster, more efficient way.

This year’s Concept Community looks at traditional construction time lines versus prefab processes to quantify modular building’s benefits. Using next-gen construction, the four multifamily models that make up the development saved considerable time and money, as shown below.

Rent savings were derived based on average-rent data from Axiometrics; time-line estimates were provided by JPI (traditional builds) and Champion, Prescient and Three Squared (modular builds).
