Sixth and Guadalupe (6G) blends office, residential, and retail spaces within one high-end tower in Austin, Texas. The mixed-use project, developed by Kairoi Residential and built by JE Dunn Construction, appears as three stacked buildings that are seamlessly connected by a single column of glass from the ground to the top. 

Designed by Gensler, the transition of each stack pushes the building’s terraces back to create transformative outdoor spaces for the residences and offices. The building encompasses 589,000 square feet of Class A office space; over 1,600 above-grade parking spaces allocated for the office; more than 10,000 square feet of ground-level retail space; three levels of below-grade parking for residential use; 348 residential units; over 53,000 square feet of outdoor amenity space; three pools; and more than 63,000 square feet of residential balcony space.

The residences feature upscale finishes, expansive layouts, and curated design details typically only found in for-sale units. Residents have access to collaborative or private workspaces, full-service concierge, intimate lounges, meeting rooms, bike parking, electric vehicle charging, a full gym, a golf simulator, yoga decks, outdoor kitchens, a club room, power and game rooms, and a plunge pool and rooftop amenity deck at the tower’s crown.

On level 34, the major structural shift from the office programming to the 32-level residential portion influenced the largest pool in the building, while the view corridor of the Texas Capitol shaped the project’s buildable area resulting in its outdoor amenities offering views of the historic dome. The multidimensional building achieved LEED Gold for its office section, LEED Silver for its residential section, and an Austin Energy Green Building 3-Star Rating.
