Aloma Brings Scandinavian Design and Resort-Style Living to Shoreview, Minnesota

Aloma is the third and final multifamily development created as part of a transformative redevelopment of a 39-acre corporate center in Shoreview, Minnesota. Aloma adds 201 units, offering resort-style amenities and a variety of unit types ranging from studios to three-bedrooms. 

“Aloma really capitalized on over-the-top design and amenity selection for the residents that ultimately all flow together off the main lobby and are intertied together, so it is easy to flow from one part of the building to the other,” says Josh Brandsted, president of Greco, Aloma’s developer. “You feel like you are inside of a really large, extravagant home.”

Aloma’s design is rooted in Scandinavian styling and incorporates a concrete patterned flooring and large wooden timbers as the structural elements of the building. The development completes a modified U shape with the other two developments surrounding a southern-facing courtyard, maximizing natural lighting throughout. 

A partnership with the city of Shoreview allowed the development team to put parking—which typically is placed at the surface level in similar suburban projects—underground. 

“[This] left us with a large central courtyard at the rear of the building that turns into a pretty dynamic plaza that has a hot tub, pool, and Minnesota’s only synthetic curling court that can be used year-round,” Brandsted says. “Because of the city’s support of the project to put the parking inside, we created dynamic outdoor spaces.”

The amenity package also includes a golf simulator, multiple fire pits, an on-site market, a state-of-the-art fitness center, a rooftop cocktail lounge, work-from-home suites, an entertaining clubroom, a coworking center, and ample electric vehicle charging stations. 

“As we look at our amenities, we think of the whole living experience. What would it be like if you had a gigantic home and all the pieces in it so you wouldn’t have to leave and go anywhere else?” explains Brandsted. “That’s the thought process of when we lay out the groundwork of how we design our common areas and amenities.” 

The surrounding area is home to several corporations, including Land O’Lakes, Boston Scientific, and Medtronic, as well as a high number of empty nesters. As a result, the range of unit types at Aloma provides housing options for various stages of life. Additionally, select units are restricted to 80% of the area median income. Aloma is more than 90% leased with a mixture of 55-plus residents and renters between the ages of 25 and 40, according to Brandsted.
