Stillwell at Avery Centre in Round Rock, Texas, offers 225 horizontal apartment build-to-rent units with private fenced backyards and limited shared walls. The one-, two-, and three-bedroom options range from 700 to 1,300 square feet.

The development rotates units on exterior property lines, orienting them perpendicular to external streets, opening the project to the surrounding community, providing view corridors, and preventing a walled-in feel in the units. After researching horizontal apartment projects in Arizona, Florida, and Texas, the development team also focused on creating large green spaces to promote community. By tightening the spacing between units, the development team created larger park areas intersecting at the community’s clubhouse. All secondary sidewalks in the community lead residents to primary sidewalks within one of the linear park arrangements. 

To prevent a barracks-style look in the community, a small percentage of two-story units were incorporated at Stillwell to provide vertical relief from a pedestrian level. Additionally, three exterior elevations were created for each unit type, with a special focus on roof lines. With roofs more dominant on one-story products, the development team chose to increase roof pitches to provide a cottage-style feel in Stilwell. Additionally, different roof lines were created for each elevation, incorporating pitch changes and hips to create architectural variety. 

Common areas for residents include a resort-style pool, a clubhouse, a dog park, a fitness center, a game room, covered parking, and on-site maintenance services. Located near Austin Community College, Texas State University’s Round Rock campus, Texas A&M’s Round Rock campus, and two area hospitals, the development caters toward a younger demographic.
