Middleburg Brings Attainable Cottage Living to Charleston’s Johns Island

Located in the Johns Island submarket of Charleston, South Carolina, Hamlet Maybank is a 211-unit, low-density build-to-rent community that works to maximize green spaces. Spanning 46 acres, the neighborhood features a mix of detached cottages, duplexes, and townhomes. 

The community’s architectural vision draws inspiration from the historic character of Johns Island while also introducing a contemporary interpretation. Each building is carefully sited to create a visually appealing streetscape and maintain a sense of openness, with generous setbacks and preserved live oak trees.

For developer Middleburg, a priority of the project was the retention of the existing tree canopy to preserve the character of the island. TAs a result, the final project ensured that mature trees served as a defining feature of Hamlet Maybank, providing shade, habitat, and natural screening. 

The site plan clusters homes together to maximize green space, maintain walking trails, and integrate pocket parks. Adjustments were made during the design review process, including the relocation of units, to increase green space and create green corridors. As a result, the final community is a walkable, park-like setting that feels welcoming and distinctly local. 

The project faced numerous challenges, including the scarcity of developable land in Johns Island. Compounding this challenge, much of the undeveloped land in the area is affected by flood zones, low elevations, and extensive wetlands, which require complex permitting and reduces the amount of viable property. 

“Despite these high barriers to entry, our project delivers much-needed, attainable single-family homes, addressing a critical housing gap in one of the region’s most constrained and sought-after markets,” developer Middleburg says. 

Floor plans are designed for flexibility and livability, offering a range of sizes and layouts to suit diverse lifestyles. Open concept living areas, private entries, walk-in closets, and options for attached garages ensure convenience, while windows and private outdoor spaces bring in natural light. Units feature wood-style flooring, quartz countertops, stainless steel appliances, and designer cabinetry, while exterior palettes feature board and batten siding to reinforce the low country aesthetic. 

The community offers residents a comprehensive suite of amenities, including a full-equipment fitness center, a resort-style saltwater pool, walking trails, a coworking lounge, and grilling stations. Pet owners benefit from a dedicated pet spa and a spacious bark park.
