Atlanta’s Momentum Midtown pays homage to the area’s culture and traditions, including its Southern hospitality, civil rights legacy, and jazz destinations. 

The high-rise, developed by Toll Brothers Apartment Living with partners architect WDG, builder Balfour Beatty, and designer ForrestPerkins, features 376 units and a collection of amenities that captures the spirit of “New Atlanta,” a blend of community, culture, and modern living. The amenity spaces are designed to reflect connection, flexibility, wellness, hospitality, and convenience.

“One of the primary amenity programming challenges was the building’s tight urban footprint. The team leveraged this verticality as an opportunity to create distinct experiences at different elevations: a rich and moody hospitality-inspired ground floor lobby, a communal and casual energy on the 10th floor, and a panoramic indoor-outdoor retreat on the 36th floor,” says Jennifer Beggiato, associate principal at ForrestPerkins, a design studio within architecture firm Perkins Eastman. “Furthermore, in response to the demand for flexible coworking, instead of creating a designated room, we carefully integrated a variety of niches and nooks where residents could feel comfortable and productive working in any amenity space.”

The sky lounge on the 36th floor is the standout feature, with a lounge and game room that open onto an outdoor grilling lounge and resort-style pool and cabanas. The sky lounge can be subdivided with operable drapery panels for socializing or working remotely. A theater lounge and private dining areas are adjacent to the sky lounge.

The 10th floor features an outdoor patio with fire pits, a lounge area, grilling spaces, and places to work or gather. Plus, a private dog park caters to the pet-friendly residents.  Inside, a wellness center offers a yoga and bike studio as well as cardio and weightlifting equipment. This floor also offers a leasing lounge with a coffee bar and a club room with semi-private booth and a private conference space.

The ground floor also has cozy lounge areas and semi-private booths for work or gathering. Rounding out the amenity package are an automated package concierge, cold storage, bike storage, and electric vehicle charging stations.
