Once a former warehouse,The Row at Red Hill is a bold reinterpretation of Santa Ana, California’s industrial legacy. Displaying the raw character of its past mixed with contemporary lines, the building features floor-to-ceiling windows, gray brick veneer, and steel X-bracing, while light stucco, bold window patterns, and a glass tower create juxtaposition. Custom LED lighting spotlights architectural features.

The Row is being developed and built by Greystar and designed by AO Architects with interiors by Parisi Portfolio. “What I really appreciate about the design of The Row at Red Hill is the way it blends a sense of history with a fresh, modern vibe. Inspired by NYC’s Bowery and Meatpacking District, it combines timeless architecture with warm, welcoming spaces, creating an authentic and walkable community that honors Santa Ana’s industrial heritage,” says Ed Cadavona, AO managing partner.

Stretching across 14.7 acres, the mixed-use project will create 1,100 residences upon full build-out. The two completed residential buildings offer 547 units and over 80,000 square feet of retail space, private amenities, and vibrant public areas. A retail plaza, with outdoor patios anchoring the corner of The Row, energizes the streetscape both day and night, the firm says. A central paseo builds the project’s spine, connecting the residential and retail components with a walkable corridor. Large marble sculptures by artist Sage Vaughn and curated public art enhance the pedestrian experience, adding art and culture to daily life. 

Indoors, residents can choose from studio to three-bedroom units with smart-home technology, high-speed connectivity, and sophisticated interior finishes. With a focus on wellness and sustainability, The Row’s amenities include an expansive 15,000-square-foot fitness and wellness center with a salt room and meditation deck; rooftop pools and decks with private cabanas, fire pits, and social clubrooms with kitchens; secure bike storage; pet parks; outdoor courtyards; coworking areas; and electric vehicle (EV) charging stations. 

The project was required to meet California sustainability standards including the installation of EV charging stations. The team surpassed the minimum requirements ensuring that the site was equipped to support the future of EVs. Through thoughtful landscape design, strategic amenity placement, and seamless indoor-outdoor transitions, the layout also encourages residents to move throughout the site by foot or bike, forming a connected and sustainable community.
