Once a former hospital parking lot, Solverre is a U-shaped, 12-story tower with framed views of Lincoln Park, Lake Michigan, and downtown Chicago. Blending metal panels, brick, and window systems, Solverre’s exterior adds interest to the Uptown neighborhood with dramatic portal frames and roofline protrusions. Developer Willow Bridge Property Co., architect Valerio Dewalt Train Associates, and builder Gilbane Building Co. carefully oriented the tower to capture readily available views and natural light after shadow studies and daylight simulations were conducted.
The multifamily tower’s shape creates an expansive third-floor amenity terrace with southern sunlight, a pool deck, grilling stations, a lawn, and fire pits. Additional amenities for the 303 units include a two-story lobby, a fitness center, a yoga studio, coworking space, two social lounges, a dog spa, and an exterior dog run. Both functional and adaptable, the floor plan of Solverre allowed for efficient unit spacing that ranges from studios to two-bedrooms, all with abundant natural light.

Along Marine Drive, Solverre offers a pedestrian-friendly 25-foot setback with a tree-lined sidewalk to nurture the connection between the building and the neighborhood. Native landscapes of over 30 species and a 9,800-square-foot green roof highlight the building’s sustainability efforts, which also include energy and water efficiencies, an HVAC system achieving 20% energy savings over ASHREA standards, storage for 150 bicycles, and electric vehicle charging stations.
To reduce energy consumption, glass-enclosed egress stairs shed natural daylight into the space encouraging stair use over elevators. Solverre incorporated bird-friendly design through ceramic frit applied to the lobby glazing to minimize bird collisions while maintaining transparency. The practical sustainability measures are aimed at enhancing both the resident experience as well as environmental performance.
