Caroline at Rogers Ranch, a 351-unit community in San Antonio, reimagines urban living by creating urban spaces between four-story, garden-style buildings while preserving the surrounding natural landscape. To guard against the noise of the neighboring highway, the development team planned the layout to position buildings and amenity spaces away from the highway and instead oriented toward the nearby Salado Creek canyon.

The use of red brick architecturally provides a timeless foundation to the garden-style community. The buildings are arranged to create engaging urban spaces between structures, and these interstitial areas serve as communal courtyard and gathering spots. Rather than clearing the land indiscriminately, the development preserved key portions of vegetation and topography, reducing site disturbance while offering residents sweeping natural vistas. Outdoor amenities include a resort-style pool, cornhole, and an outdoor aqua lounge. Pedestrian pathways connect various parts of the community, promoting walkability and encouraging resident interaction.

The floor plans for the one-, two-, and three-bedroom units range from 600 to 1,450 square feet and feature open concept designs, high ceilings, and large windows. Modern finishes and energy-efficient appliances help meet the expectations of contemporary renters seeking comfort and functionality. 

Caroline at Rogers Ranch is designed to serve a diverse demographic, with a focus on essential workers such as teachers, first responders, and health care workers. The development allocates 41% of its units to individuals earning less than 80% of the area median income (AMI); 10% of those units are allocated to those earning less than 60% of the AMI. 

Common areas include a resident clubhouse with a game room, coworking spaces, and a business center equipped for remote work. The state-of-the-art fitness center includes strength and cardio equipment.
