The second phase of a 6-acre, four-building redevelopment, Maren takes full advantage of its waterfront location in Southeast Washington, D.C. The 13-story, mixed-use tower is located on the site of a former cement plant and between Nationals Park and the Anacostia River. This LEED Gold building accentuates its prime location, site history, and unique neighborhood through its form and materials selection.

According to SK+I Architecture, the form responds to its distinctive location through its sawtooth façades and floor-to-ceiling glazing, which provides greater accessibility to the stunning views of both the city and the water. The building’s façades “come to life” as a result of careful placement of color shifting metal panels. These panels catch the light and, with the sawtooth pattern and alternating balconies, produce a dynamic façade.

The roof deck offers panoramic views and features a glass-enclosed fitness center with a yoga room, a clubroom, private grilling terraces, an infinity edge pool, and lush green roofs. Additional amenities include rentable work suites and pet-friendly perks, such as a dog park and wash station.

A majority of the unit types at the 264-unit high-rise have balconies that draw residents outside and connect them with the surrounding environment. The first and second floors are primarily glass, visually lifting the residential floors to draw the view of passersby to the waterfront. Natural materials, like wood and stone, are used as accents, emanating an inner warmth and relating to the nearby waterfront park.
