Middleburg and Capital City Real Estate Team on The Botanist in Fairfax

The co-GPs are bringing new luxury housing to a prime Northern Virginia infill site.

Developers Middleburg and Capital City Real Estate have joined forces to create luxury multifamily housing on a prime parcel in Fairfax, Virginia. The co-general partners (GPs) have secured land and financing for The Botanist, a 260-unit Class A community. 

“Through our growing co-GP platform, we’re able to combine decades of multifamily expertise with local market knowledge to deliver best-in-class investment opportunities,” said Kory Geans, chief investment officer at Middleburg. “The Botanist is a strong example of how our collaborative model creates value by aligning experienced sponsors who share common investment principles and commitment to excellence. This partnership allows us to offer investors an optimized development with proven operators, shared vision, operational control, and full transparency throughout the process.”

Between Middleburg and Capital City Real Estate, the two firms have over four decades of combined experience in multifamily investment, development, and management. The co-GPs are positioned to break ground immediately, with the first units set to deliver in the third quarter of 2027.

The Botanist is getting off the ground after a nearly four-year entitlement process in alignment with the City of Fairfax Comprehensive Plan. According to the developers, it represents a new supply opportunity in an infill market with limited Class A mid-rise development under construction. It also reflects the strength of the Fairfax rental market.

The seven-story building will sit on 3 acres at the intersection of Interstate 66, U.S. Route 29, and state Route 123, offering regional connectivity. It also is close to the Vienna Metro Station, providing access to major employment hubs. In addition, it will offer residents convenient access to retail, dining, and entertainment.

The Botanist will comprise a range of floor plans from junior one-bedrooms to three-bedrooms. Residents also will have access to a resort-style pool, a fitness center, coworking spaces, ground-floor retail, and a parking garage.
