BCC Construction, a division of Prospect Real Estate Development Group (PREDG), and ICM Development have partnered to convert the former Champions World Resort hotel, located in Kissimmee, Florida, into a micro-unit apartment community.

The former 435-room hotel and conference center that is in close proximity to Walt Disney World and Universal Studios will be transformed into 352 studio and one-bedroom market-rate micro-units. BCC Construction will serve as the general contractor on the $13.6 million Champions Village project. Construction began this month and is expected to take 12 months, with the first residents moving in late spring 2022.

“We’re excited to bring more market-rate housing options to the Orlando-Kissimmee area and to be at the forefront of this emerging micro-unit, hotel-conversion trend,” said Richard G. Zahn Sr., chairman of BCC Construction and PREDG. “Our companies have a proven record of delivering quality developments that enhance the communities in which they’re built by bringing high design and thoughtful amenities to every project.”

Champions Village is one of several projects on which BCC Construction and ICM Development Group, led by Carlos Balzola, have collaborated on over the past three years. BCC Construction and PREDG, a vertically integrated firm with more than $1.3 billion in multifamily, commercial, and residential work in process or slated to begin this year, is led by founders Zahn and his wife, president and CEO Michele Zahn.

“Our vertical integration and ability to purchase materials, like lumber, through our supply company gives us a competitive edge against inflation seen in the market lately. That means we can bypass many of the cost increases and material delays that hold up projects and drive up costs,” Zahn Sr. says. “We are proud to pass these benefits on to the client and partners and build projects like Champions Village on time and on budget.”
