Real estate investor and operator Waterton recently announced the grand reopening of its latest value-add project, The Citizen at Shirlington Village, in Arlington, Va.

The 404-unit property, originally built in 1992, has been upgraded with the intent to meet the needs of working professionals, as well as foster community among its residents.

“The first step in rebranding and repositioning this property was to create a name that evoked a sense of community with current and potential residents,” says Lela Cirjakovic, executive vice president of operations at Waterton. “The Citizen exemplifies its proximity to downtown Arlington and Washington, D.C., and everything that the area represents to residents. Our focus on curated services and communal space, for both work and leisure, goes hand-in-hand with the walkable, urban-inspired lifestyle popular with today’s renters by choice.”

The Citizen is located in the Shirlington arts and entertainment district and is adjacent to Shirlington Station, which serves as a transfer point for Metrobus and ART bus service. The residential portion of The Citizen at Shirlington Village is divided between two buildings: 132 units in an eight-story tower and 272 in a low-rise building. The units range from 550 to 1,387 square feet in size with one to three bedrooms, and pricing starts at $2,185 for a one-bedroom unit.

Living space upgrades include contemporary cabinets and hardware, stainless steel appliances, quartz countertops, tile backsplashes, wood-inspired vinyl plank flooring, and upgraded plumbing and lighting fixtures. Select apartments feature keyless energy and smart temperature control, which may be rolled out to other apartments in later updates.

Wateron has upgraded all of the property’s existing amenities to meet the needs of modern renters, including a community room, a 7,000-square-foot fitness center, a racquetball court, an outdoor pool, grilling stations, firepits, and five courtyard areas. The upgraded clubhouse offers a café space, Wi-Fi access, and individual work pods for remote workers. A new Luxer One package concierge system provides secure storage for resident packages and provides automatic alerts when packages arrive.

“It’s one thing to simply renovate a building, but curating meaningful services and amenities that make residents feel like they’re part of something special is what differentiates Waterton,” says Cirjakovic. “This community stands out as a true gem in the marketplace. We applied our national expertise and community-specific insight to create the right mix of services and amenities for a unique lifestyle experience, all while working very closely with the Waterton Design and Construction team to minimize day-to-day disruptions.”
