ZOM Living Continues Investment in Dallas

The multifamily developer is delivering a new residential tower and has acquired land to build another 398 luxury units.

ZOM Living continues to expand its Texas footprint, investing in the development of about 2,000 luxury apartments over the past three years. In Dallas, the multifamily developer, based in Orlando, Florida, has acquired 3.5 acres of land to build the 398-unit luxury Hazel by the Galleria and is putting the finishing touches on the 417-unit Atelier, a residential tower overlooking the city’s Arts District.

Construction on Hazel by the Galleria, which will be across from the Galleria Dallas, a premier destination for shopping, dining, and entertainment, will start this month. Partners on the project include general contractor CBG Building Co. and architect LRK. Construction financing was provided by Fifth Third Bank as the lead bank, with Hancock Whitney Bank and BBVA USA as participating lenders.

ZOM Living is in the process of delivering its Atelier residential tower, which features 53 loft-style and 364 high-rise units ranging from 500 to 2,3000 square feet with views of Uptown and Downtown. The development includes two levels of underground parking as well as 15,000 square feet of retail space that CBRE is leasing. Partners on the development include architect Stantec and general contractor Balfour Beatty.

Atelier embraces its location in the Dallas Arts District, with the main lobby designed as an art gallery. The development features over 26,000 square feet of amenity space, including a fitness area, coworking space with conference rooms, private wine lockers, an entertainment lounge, a catering kitchen, a grab-and-go market, and a pet spa. Located on the 11th floor, the elevated amenity level includes an infinity-edge pool and sun deck, custom cabanas, a yoga lawn, an outdoor lounge with a grilling area, a bar, and fire pits.

“ZOM Living continues to invest in Dallas given the strong fundamentals of its multifamily market, fueled by population and employment growth,” said Jason Haun, ZOM Living’s vice president of the Texas market. “With our newest project, Hazel by Galleria, we will bring luxury rentals to a thriving neighborhood. We are equally excited about the delivery of Atelier, which sits at the entry to the Dallas Arts District and is one of the most luxurious rental towers in Texas today.”

The developer, which has had an active presence in the state for the past two decades from its regional office in Dallas, also broke ground last year on Mezzo, which will include 378 luxury, garden-style apartments down the street from the 2,500-acre Fields master plan in Denton County.

ZOM Living has a development pipeline of more than 5,500 multifamily and senior housing units, with projects underway and planned in Austin, Texas; Charlotte, North Carolina; South Florida; Washington, D.C.; and Phoenix, where it recently made a $500 million investment to build up to 1,600 units in the metro.
