The ninth annual state ORA Power Ranking ranks the top properties in the 50 states and the District of Columbia based on their Online Reputation Assessment (ORA) score. We also feature the average ORA score of each state.
For the ninth year in a row, Washington, D.C., with an average ORA score of 67.96, has the best online reputation among apartment residents. The leading property is Hanover 8th Street, managed by Hanover Co., with a 99 ORA.
To be eligible for the 2023 state ranking, a property had to have a minimum of 20 reviews on various review sites and ILSs and a minimum of ORA of 75 as of March. For properties with the same ORA score, the property with a higher number of reviews ranks higher.

With an ORA score of 66.56, North Carolina ranks second for the overall best online reputation among apartment residents. The No. 1 property in the Tar Heel State is Hawthorne at Friendly, managed by Hawthorne Residential Partners, in Greensboro with a 99 ORA.
Massachusetts secured the third spot with an ORA of 66.42. The Nines at Wellesley, managed by Hanover Co., in Wellesley is the top property with a 99 ORA.
Some noteworthy statistics for the statewide rankings include:
- Twenty-three states scored at or above the national average ORA of 63.05;
- Among the 500 properties listed this month, 409, or 82%, scored at or above a 90 ORA;
- This state ranking features 232 management companies; and
- The table below lists management companies (managing a minimum of 10 properties) in descending order of the percent of their portfolio featured in this ranking.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 132,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
