Simpson Housing Solutions and LINC Housing opened Sunnyside Apartments, a 121-unit affordable housing community designed for working families in Merced, Calif. The three- and four-bedroom units offer carpeting, central heating and air conditioning, and patios or balconies. The $17 million project features a pool, a spa, and a community activity center with a fitness center, computer learning lab, and laundry facilities.
Harold A. Dawson Co. broke ground on Uptown Square, an apartment community in the Buckhead section of Atlanta. The $40 million development will have 362 studio and one-, two-, and three-bedroom apartments ranging from 520 to 1,300 square feet. Its amenities include a pool, landscaped courtyards, gazebos, a picnic area with grills, fitness center, Internet café, and a clubroom/media lounge coffee bar.
Dubin Residential is developing The Wabash Club, a for-sale community in Chicago’s South Loop district. The project, built on the site of a former factory and warehouse, will include 62 townhomes priced from the high $300,000s to the mid-$400,000s and 60 condos in the $200,000s. The property is a few blocks from Lake Michigan’s walking and bike paths.
Alchemy Properties is developing Lion’s Head Condominium, a 67-unit renovation project in New York City. The building boasts 1920s stone accented with sculptures of lions’ heads. In-unit amenities will include Viking refrigerators, ranges, and dishwashers, plus 6-foot soaking tubs, while the community will offer a 24-hour attendant, rooftop terrace, and smart-wiring for high-speed Internet access.
Comprehensive Management Services is converting Treasures on the Bay, a three-building rental complex in North Bay Village, Fla., into condominiums. The developer is spending more than $21 million on major interior and exterior renovations, to include upgrades to the common areas, units, hallways, and landscaping. A new clubhouse for recreational activities is expected to be completed this summer. A new construction fourth tower and parking garage also is proposed for the site.
Intercontinental Real Estate Corp. is developing Waterplace, a $100 million mixed-use development in Providence, R.I., to include 193 luxury condominiums, a three-story subterranean garage, and ground floor retail. ADD is designing the project, which is expected to draw buyers from Massachusetts, New York, and Rhode Island. Completion is scheduled for mid-2007.
Braden Fellman Group is developing The Frederica, a 26-unit condominium community in Atlanta’s Virginia Highlands. The restored 1920s vintage property will offer studios and one-bedroom units with 9-foot ceilings, original refinished wood floors, period moldings, stainless steel appliances, and new maple cabinetry.
