Benchmark Assisted Living has acquired five assisted living properties in Connecticut from Athena Health Care Systems. The deal adds 526 Alzheimer’s care and assisted living units to Benchmark’s portfolio. Bentley Manor purchased the 71-unit Bentley Manor, an apartment building in Philadelphia, from 1410 West 72nd Realty. Marcus & Millichap Real Estate Investment Brokerage Co. brokered the $3 million deal. LBK sold seven of its eight properties in its Florida/Virginia/Texas portfolio to Capri Capital Advisors and Henderson Global Investors for $232.7 million in a deal brokered by Moran & Co. The portfolio includes 2,518 apartment units. The Shelter Group created a third Senior Living Fund to support $150 million in investments in the acquisition or development of senior living communities. The fund’s first investment: New Pond Village, a 199-unit continuing care retirement community in Walpole, Mass. ARCS Commercial Mortgage Co. arranged $7.92 million in financing for the Bridgewood Apartments, a 150-unit property in Fresno, Calif. The loan carries a 30-year amortization at a rate of 5.265 percent. Harbor Group International acquired Jefferson Point Apartments, a 208-unit garden-style complex in Newport News, Va., for $17.9 million. The company plans to spend $260,000 for minor interior and exterior upgrades. Arbor Commercial Mortgage provided $3.5 million in financing for the rehabilitation of Riverpark Townhouses, a 200-unit community in Kansas City, Mo. The 40-year loan, under Arbor’s FHA Section 213 Cooperative Housing product line, carries a 40-year amortization. Sterling American Property partnered with Timberland Partners to purchase The Pines of Cloverlane, a 582-unit rental community in Ypsilanti, Mich., from Equity Residential. The buyer plans to invest $2.4 million to upgrade the property’s units and clubhouse.
