A Las Vegas developer builds an art-inspired condominium.

McShane Construction Corp. broke ground on The Blue Stem Condominiums, a 46-unit community in Hillside, Ill. The project, being developed by JSG Development, incorporates a precast structure accented by brick veneer and architectural wood cladding. The community offers two-bedroom units, garage parking, and lush landscaping. Completion is scheduled for September 2006.

Simpson Housing Solutions and LINC Housing Corp. broke ground on Citrus Grove Senior Apartments, an 81-unit affordable senior community in Orange Cove, Calif. The community will include one- and two-bedroom units featuring patios or balconies. Amenities will include a community room, computer center, fitness room, game room, and a variety of on-site social programs. Units will be set aside for residents age 55 and older earning 30 percent to 60 percent of the area median income for Fresno County. The project is expected to be complete in September 2006.

CPC Resources is revitalizing Main Street in Peekskill, N.Y., with the development of a live/work condominium community for artists, artist loft rentals, and retail space. This $8.3 million undertaking includes new construction as well as the rehabilitation of two rundown historic properties. The buildings, which include 922 Main St., 974 Main St., and 921 Diven St., have been designed to complement Peekskill’s historic district. Construc-tion is expected to take 12 to 14 months.

Avalon at Sonoma, a 94-unit assisted living community, opened in Sonoma, Calif. The project was developed by Vintage Senior Housing, Panattoni Development Co., and Lewis Pipgras. The community includes studios and one- and two-bedroom units, plus a 22-room “Recollections” neighborhood for residents requiring care for Alzheimer’s and other memory-related disorders. Amenities include a dining room, library, and beauty shop, plus a host of recreational activities.

Dubin Residential is converting the former Florsheim Shoe Factory on Chicago’s northwest side into a mixed-use development to include loft condominiums and retail space. The project, called The Shoemaker Lofts, will offer 175 units priced from the upper $100,000s to the mid-$300,000s. The building’s exterior will be restored to its original condition. Units will showcase authentic loft features, such as 11-foot concrete ceilings, oversized vintage-style windows, and exposed exterior brick. Amenities will include a fitness center, parking, and a rooftop deck and garden.

GM Atrium is developing The Atrium at Aventura, a 192-unit luxury waterfront condominium in Aventura, Fla. The project features The Terrace Suites, which has two-, three-, and four-bedroom units located right at the pool level. The suites, which are priced from the $600,000s to more than $1 million, will feature gourmet kitchens with stainless steel appliances and European-style cabinetry, plus marble-clad master baths with separate showers. The community includes a 22-boat slip private marina and a boardwalk.

The New York Lions Group is developing Vantage @ Purves Street, a 57-unit condominium community in Long Island City, N.Y. The 14-story project will offer studios, one-, two-, and three-bedroom units featuring balconies, 9-foot ceilings, and cherry wood flooring. Units are selling from the $400,000s to more than $1 million. Completion is scheduled for fall 2006.

Grove East The Altman Cos. is developing Grove East, a 220-unit mixed-use community in Plantation, Fla., to offer studios and one-, two-, and three-bedroom units. Amenities will include a clubhouse, cyber café, fitness center with sauna, pool and spa, plus nearly 18,000 square feet of ground floor retail space. Residences are priced from the upper $100,000s to $300,000s. Completion is slated for early 2007.

The Milestone Group and DevCon Partners are developing The Gantry, a 47-unit luxury condominium community in Queens, N.Y. The one-, two-, and three-bedroom units will offer 9-foot ceilings, oversized windows, stainless steel appliances, and slate tile floors in the bathrooms. The six-story building will feature a contemporary look with a mix of metal alloy shingles and fieldstone. Prudential Douglas Elliman is handling sales and marketing for the property. Occupancy is expected for spring 2006.

AvalonBay Communities broke ground on Avalon at Glen Cove II, the 111-unit second phase of a luxury rental community in Glen Cove, N.Y. The community, expected to be completed by spring 2007, will include a fitness center and outdoor heated pool. All 256 units in phase one, Avalon at Glen Cove I, are fully occupied.

Wasatch Development Associates is developing Washington Square, a $1.2 billion series of developments in downtown Bellevue, Wash., to be completed in five phases over the next decade. The 10.5-acre site will include five condo towers, walk-up townhomes, a high-rise office building, a boutique hotel, 150,000 square feet of sidewalk retail shops and restaurants, an outdoor plaza, an events center, and an athletic club. The first phase of the project, to be completed in December 2007, will include two 22-story condominiums towers, along with 20,000 square feet of neighborhood-oriented retail shops.
