Hanover proposes a high-rise in L.A. redevelopment area.

The Clare at Water Tower Greystone Communities broke ground on The Clare at Water Tower, a 251-unit continuing care retirement community in Chicago’s Gold Coast. The 53-story tower will house independent living, assisted living, skilled nursing, and memory enhancement services all under one roof. The community will feature one-, two-, and three-bedroom units with hotel-style services and amenities. The building is owned by the Franciscan Sisters of Chicago Service Corp.

520 South Washington Joe DePaulo broke ground on 520 South Washington, a 24-unit luxury mid-rise condominium in Naperville, Ill. One-, two-, and three-bedroom units range from 1,341 square feet to 5,211 square feet. Amenities include concierge services and heated underground parking. Prices start in the $500,000s.

7950 W. Sunset Legacy Partners is developing 7950 W. Sunset, a $60 million mixed-use project located on Los Angeles‘ Sunset Boulevard. The project will include 183 apartment units and 13,282 square feet of restaurant and retail space. The studios and one- and two-bedroom units will feature flat-screen TVs in the kitchens, custom kitchen cabinetry, granite countertops, stainless steel appliance packages, and patios or balconies with views of downtown Los Angeles and the Hollywood Hills. Amenities will include a 7,000-square-foot clubhouse, pool with spa, health center, and interior landscaped courtyards with fountains and fire pits. Occupancy is scheduled for summer 2007.

Vernondale Village Clark Realty has completed Vernondale Village, a 162-unit military community in Fort Belvoir, Va., for enlisted service members. The project includes a mix of three- and four-bedroom townhomes and detached homes. Amenities include a 4,200-square-foot neighborhood center with three tot lots and three village greens. Vernondale Village, which was scheduled to open at the end of December 2005, is the second of 15 military neighborhoods to be redeveloped as part of the Army’s Residential Communities Initiative. Dozier Communities has opened Fairington Ridge, a 168-unit condominium community in Lithonia, Ga., right outside of Atlanta. Three-bedroom, two-bathroom units feature security systems and pre-wiring for phone and cable. Amenities include outdoor storage units and landscaped pathways. Units are priced in the $90,000s.

JANI Real Estate is redeveloping a 19th century manufacturing building in Tribeca, N.Y., into One York Street, a 40-unit loft condominium community. Seven new floors will float above the building’s original rooftop. One-, two-, and three-bedroom units will feature floor-to-ceiling windows, maple flooring, and ceiling heights up to 21 feet. Floors seven through 14 will feature wraparound terraces or balconies with 360-degree views of the city skyline. Amenities will include a fitness center, 24-hour doorman service, and a pool. Units are priced from $1 million to $15 million. Del American is developing VEGAS 888, a 50-story luxury resort condominium in Las Vegas. The one-, two-, and three-bedroom units will feature floor-to-ceiling glass windows, stone and wood flooring, balconies, stainless steel and granite countertops, and views of the Las Vegas Strip. Amenities include Spa 35–a 12,000-square-foot resort spa complete with plunge pools, outdoor rain showers, and edgeless pools and spas. Units are priced from $750,000 to more than $10 million.

Central Place CIM Group, Wilson Meany Sullivan, and the San Jose Development Agency broke ground on Central Place, a mixed-use high-rise project in San Jose, Calif. The project will include 402 for-sale units, 68,000 square feet of retail and restaurant space, 338 public parking spaces, and a pedestrian-oriented street called “Central Space.” SB Architects is designing the project, which is part of a city-wide effort to turn the San Jose’s suburban downtown into a major urban destination. Milliken Development Group plans to develop a $180 million mixed-use project in downtown Minneapolis. The project, tentatively named The Marketplace Tower, will feature 250 luxury condo units, a 76,000-square-foot Whole Foods Market, and 6,500 square feet of retail space. The company expects to break ground in spring 2007, with completion projected for spring 2009. The site is currently occupied by Downtown Jaguar, which will remain open through 2006.

Alexan Bella Vista Opus West and Trammell Crow Residential are developing two apartment communities in Peoria, Ariz.: a 240-unit rental community called Alexan at Paradise Lane and a 163-unit townhome community called Alexan Bella Vista. Both communities offer a mix of one-, two-, and three-bedroom units. Completion is expected in October 2006.

One Rincon Hill Urban West Associates is converting the Bank of America clock tower building in San Francisco into a luxury condominium community called One Rincon Hill. Tower one will feature 376 condo units and 14 townhomes, while tower two will offer 319 condo units. Amenities will include a pool with sundeck, fitness center, parking garage, and 360-degree views of the city. Ultima Holding is developing The Lofts at Inman Park Village, a 68-unit condominium community in Atlanta’s historic Inman Park. The one-, two-, and three -bedroom units, priced from the $170,000s to the $370,000s, will feature 10-foot ceilings and kitchens with granite countertops and hardwood flooring. Amenities will include a club room, covered parking, and a sky deck. Completion is scheduled for spring 2006.

Colonial Development Group broke ground on Infinity at Brickell, a 459-unit luxury condominium community in Miami. The studios and one-, two-, and three-bedroom units will feature floor-to-ceiling glass walls and wraparound terraces with views of downtown Miami. Amenities will include a rooftop terrace and a signature restaurant. Completion is expected for spring 2007.
