Judelson Development Group broke ground on The Vista at Fleetwood, a 70-unit condominium community in Mount Vernon, N.Y. The one- and two-bedroom units will feature balconies or bay windows, 9-foot ceilings, granite countertops, and hardwood floors. Amenities will include a rooftop sundeck, concierge service, indoor parking, and an outdoor landscaped seating area. Completion is scheduled for the end of 2006.
Wood Partners is developing Horizon at Wildwood, a 282-unit condominium community in Atlanta. The one- and two-bedroom units will offer 10-foot exposed concrete ceilings, balconies, garden bathtubs, granite countertops, and stainless steel appliance packages. Amenities will include a fitness center with a pilates room, pool with private cabanas, resident lounge with a catering kitchen, and an outdoor entertainment area with a flat screen TV and grill.
JLT Partners unveiled its plans for Citadin, a mixed-use redevelopment project covering an entire city block in Charlotte, N.C. The plan calls for two 25-story high-rise residential towers, two 10-story mid-rise buildings, plus townhomes and brownstones. To create a pedestrian-friendly environment, the project will feature 20,000 square feet of retail space, and 40 percent of the site will be devoted to open, green space.
Weitzer Communities broke ground on Villa Zamora, a 38-unit condominium community in Coral Gables, Fla. The two- and three-bedroom units will feature marble-clad baths, European-style kitchens with stainless steel appliances, and private terraces.
Christa/Bluerock, a partnership between Christa Development Corp. and Bluerock Real Estate, is developing Caribbean, a historic Miami Beach, Fla., hotel that is being redeveloped as a luxury condominium community. The existing building will include 35 condo units, while a new 19-story tower will feature 68 units. Amenities will include poolside cabanas, a fire pit, a wine vault with storage space for each unit, and a cigar humidor. Christopher Ciccone, the brother of singer Madonna, is the interior designer for the project. Prices start at $1 million.
Novare Group Holdings broke ground on phase one of TWELVE Centennial Park, an upscale hotel-condominium in downtown Atlanta. The project will feature 1,034 luxury condo units and 102 hotel rooms, plus 20,000 square feet of street-level retail space and more than 12,000 square feet of office space. Concentrics Hospitality will develop and manage a 5,000-square foot restaurant and bar in the property’s lobby. Expected occupancy is scheduled for mid-2007.
260 West Broadway is developing The Meridian, a 36-unit luxury oceanfront condominium community in Long Beach, N.Y. Kitchens will feature white oak cabinets, black granite countertops, Kohler fixtures, and stainless steel GE Profile appliances. Amenities will include a 24-hour concierge service and an outdoor pool with views of the Atlantic Ocean. Prices start at approximately $850,000. Occupancy is scheduled for January 2006.
Osprey Property Co. and Habitat America broke ground on Victoria Park at Edgewater, a 102-unit affordable independent living rental community in Edgewater, Md. The one- and two-bedroom units will feature carpeting, washer and dryer hookups, and emergency pull cords. Ten percent of the units will be handicapped-accessible. Community amenities will include a library and sitting area, community room, fitness center, and theater.
Las Palmas Foundation and Payne Development Corp. have opened Summercrest Apartments, a 72-unit affordable family community in Fresno, Calif. The community, offering three- and four-bedroom units, features a pool, spa, playground, plus a recreation building with a kitchen, computer lab, and fitness center.
Boston Residential Group is transforming a former Red Cross headquarters building in Boston’s South End into a mixed-use community to feature 65 luxury condominium units and 10,000 square feet of high-end retail space. The developer is partnering with the AFL-CIO Building Investment Trust. Currently referred to as 285 Columbus Ave., the building has not yet been renamed.
The Community Preservation Corp. and Forrest Pointe have completed phase one of The Apartments at Forrest Pointe, a 200-unit garden-style affordable rental community in East Greenbush, N.Y. Phase one include 104 one- and two-bedroom units in 13 two-story buildings. Amenities include a clubhouse, fitness center, and pool.
Printer’s Square Developers–a partnership between Bolton Properties Management, Osprey Property Group, and Transom Development–is converting a vacant factory and single-engine firehouse in Baltimore into a 60-unit apartment community. Printer’s Square will feature a mix of affordable and market-rate units boasting high ceilings and oversized windows. Community amenities will include a computer lab, central laundry facilities, and a residents’ program. Completion is scheduled for August 2006.
OWR Development and Geoffrey H. Edmunds California teamed up to build 3000 The Plaza, a 105-unit condominium community in Irvine, Calif. The one-, two-, and three-bedroom units will offer an open floor plan layout, balconies, floor-to-ceiling windows, fireplaces, and Euro-style kitchen and bathroom cabinetry. The community will feature a rooftop pool and spacious entertainment area complete with a dining room, wet bar, and caterer’s kitchen. The project is scheduled to break ground in early 2006, with anticipated completion in the fourth quarter of 2007.
