13th & State is developing Vision on State, a 253-unit condominium building in Chicago’s South Loop. One- and two-bedroom units will feature hardwood floors, GE appliances, granite kitchen countertops, and ceramic tile in the bathrooms. Amenities will include wireless Internet access throughout the building, a fitness center, individual storage units, and a 24-hour doorman. The project will also offer 14,000 square feet of street-level retail space.
TWELVE Atlantic Station Novare Group is developing TWELVE Atlantic Station, a 26-story condominium/hotel in Atlanta featuring 380 condos and 101 hotel rooms. In addition to typical condo amenities like a fitness center and clubroom, residents will have access to many of the hotel’s amenities such as room service, a restaurant and bar, housekeeping, and 24-hour concierge and valet parking. The community, expected to open in early 2006, is the first property to launch under the Novare Group’s new condo/hotel brand called TWELVE Hotels and Residences. Clark Construction Group is building Waterview, a 1 million-square-foot mixed-use project in Arlington, Va., to include office, hotel, retail, and residential space. Developed by The JBG Cos., the project includes a 24-story office tower and a 28-story residential tower featuring 135 condo units and 155 hotel rooms. The towers will be joined by a fourth-floor terrace and restaurant with views of the nation’s capital.
Windstar Communities and Cornerstone Real Estate Advisers are developing Pacific Place, a 430-unit luxury apartment community in Los Angeles to offer studios and one-, two-, and three-bedroom units. Amenities will include a theater, fitness center, two pools, and underground parking.
Summit Contractors broke ground on Providence Place Apartments, a 32-unit rental community in Kingsport, Tenn., being developed by D.P. Builders. The 32 units are spread across four buildings. Completion was scheduled for September.
Prudential Douglas Elliman is developing 543 Main Street, a 90-unit luxury condominium community in New Rochelle, N.Y. One- and two-bedroom units, ranging from the low $300,000s to $675,000, will feature hardwood flooring, high ceilings, and washers and dryers. The property is within walking distance to beach clubs, parks, and marinas.
The Siena at Montclair Pinnacle Downtown and Kohl Partners are developing The Siena at Montclair, a mixed-use project in Montclair, N.J., to include 101 condo units and 40,000 square feet of retail space with a New York Sports Club. Prices range from the $400,000s to more than $1 million for one-, two-, and three-bedroom units.
Cosmopolitan at Lindbergh Morris J. Kaplan Communities broke ground on Cosmopolitan at Lindbergh, a 244-unit condominium community in Atlanta. One-, two-, and three-bedroom units will offer up to 12-foot ceilings, hardwood floors, granite countertops, and garden tubs. Amenities at the community, which also has 14 brownstones, will include a glass-walled fitness center overlooking the pool, a theater, a billiards room, and The Cosmopolitan Club with a bar and grand piano. The Habitat Co. broke ground on McKinley Park Lofts, a 163-unit loft condominium project in Chicago. One-, two-, and three-bedroom units will feature maple kitchens, balconies or terraces, and 10-foot ceilings. The project is directly across from McKinley Park, which offers a pool, walking trails, ponds, and an ice rink.
The JBG Cos. broke ground on The Artisan, a 160-unit condominium community in Washington, D.C.’s historic Penn Quarter district. Designed by WDG Architecture, the project incorporates a series of mid-19th century façades. The $29 million building will offer four live-work artist studios, a fitness center, a high-tech entertainment room, underground parking, and a landscaped interior courtyard.
10 Rittenhouse Square ARC Wheeler Group is developing 10 Rittenhouse Square, a 133-unit luxury condominium community overlooking Rittenhouse Square in Philadelphia. Studios and one- to five-bedroom units will offer 10-foot ceilings, marble and granite baths, and Sub-Zero and Miele kitchen appliances. Amenities will include a 24-hour concierge, town car service, spa and salon, indoor pool, fitness center, plus a ground floor restaurant offering room service. World-renowned Robert A.M. Stern Architects is leading the design team. Charles Pankow Builders is converting the landmark Eastern Columbia Building in downtown Los Angeles into a 147-unit condominium community. The Art Deco building, clad in turquoise terra-cotta with gold-leafed trim, originally opened in 1930 as a department store for the Eastern Columbia Outfitting Co. The building will offer a rooftop pool deck with spa and fitness center, plus nearly 22,000 square feet of retail space. Completion is targeted for June 2006.
Urban Pacific Builders is developing its first project outside California– The Cannery Lofts, a 93-unit waterfront loft project in Astoria, Ore., which marks the first step of the company’s aggressive expansion program. The $17.6 million Cannery Lofts, to be built adjacent to the Pier 39 complex and marina, will offer ground floor commercial space plus a community room, fitness center, and business center. Phase one is expected to be completed in April 2006.
Wesley Grove at Asbury Park Westminster Communities is developing phase one of Wesley Grove at Asbury Park, a New Urbanism mixed-use project in Asbury Park, N.J., to include 750 residential units and 35,000 square feet of retail space. Phase one will include 30 townhomes and 61 duplexes and condo flats. Prices range from the $400,000s to the $900,000s.
