Mid-City Urban, in partnership with Rockville Housing Enterprises, is replacing the Lincoln Terrace public housing project in Rockville, Md., with Legacy at Lincoln Park. The mixed-income community, developed with no public subsidies, will offer 60 for-sale homes. About one-third of the homes will be sold at market-rate, with the remainder sold to moderate- and low-income purchasers. Occupancy is scheduled for spring 2006.

Metropolitan Housing Partners and Apollo Real Estate are developing Court Street Lofts, a condominium conversion project in Brooklyn, N.Y. One-, two-, and three-bedroom units will feature restored oak flooring, oversized windows, 12-foot ceilings, and stainless steel kitchen appliances. Amenities will include private gardens and a 24-hour attended lobby. Units are priced from $475,000 to more than $1 million.

Beame Architectural Partnership is designing phase one of Oceanside Pompano Beach, a 17-story condominium community in Pompano Beach, Fla., being developed by WCI Communities. The 186-unit project will offer a pool with private cabanas, two tennis courts, a climate-controlled pavilion, and a fitness center offering ocean views.

The Developers Group is building the Queens Plaza, a 66-unit condominium community in Long Island City, N.Y. The 10-story building will offer private terraces, parking, and a video intercom. Occupancy is slated for early 2006.

Roadside Development opened Cityline at Tenleytown, the residential component of a mixed-use historic renovation project in northwest Washington, D.C. The 204-unit condominium offers studios and one-, two- and three-bedroom units priced from $500,000 to $1.3 million. Units feature floor-to-ceiling windows with city views, granite kitchen countertops, and ceramic tile flooring. Amenities include a coffee bar, fitness and business centers, and parking.

Newport Development is building The Prescott at Park Place, a 110-unit condominium in Atlanta’s booming Perimeter Center area. One- and two-bedroom units will feature 10-foot ceilings, hardwood floors, crown moldings, and granite countertops with ceramic backsplash in the kitchens. Amenities will include a pool, fitness center, outdoor cooking facilities, and a controlled-access parking garage. Occupancy is slated for 2006.

Carlisle Development Group completed a $12.2 million redevelopment of Lake Mirror Tower, formerly the historic New Florida Hotel built in 1926 in Lakeland, Fla. The 76-unit apartment building offers one- and two- bedroom units. Amenities include a pool, fitness center, recreation room with pool table, covered parking, and a rooftop sundeck.

J.I. Kislak is developing Citation Way, a 272-unit condominium conversion project in Coral Springs, Fla. Units will feature screened patios, pass-through bars off the kitchen area, and vaulted ceilings. Amenities will include a remodeled clubhouse and upgraded pool and fitness center, plus tennis courts, covered parking, and a lake with fountain.

HFW is developing 3228 Garfield, a six-unit loft community in Minneapolis. Units in the four-story building will feature terraced balconies, floor-to-ceiling windows, walnut cabinets, soapstone and stainless steel countertops, and stainless steel appliances. Prices range from the $400,000s to the $600,000s.

The Dermot Co. and Archstone-Smith are constructing The Mosaic, a 24-story mixed-use project in Manhattan’s West Side. The project, designed to green standards, will feature 627 residential units, theaters, parks, and retail. The residential component will include for-sale loft-style condos and rental units, with 20 percent of these units reserved for low-income renters. Amenities will include a health club, lounge, media room, library, and underground parking. Completion is scheduled for fall of 2007.

The Moinian Group is redeveloping the former headquarters of the Downtown Athletic Club in New York City into The Downtown Club, a 288-unit condominium building. Studio and one-bedroom units will feature stainless steel kitchen appliances, black granite countertops, and maple floors. Amenities will include The Trophy Club, a 12,000-square-foot spa and health club on two floors. The building’s 1930s Art Deco-style lobby will showcase memorabilia from the original athletic club.

JPI broke ground on Jefferson at Simi Valley, a 500-unit luxury apartment community in Simi Valley, Calif. The community will offer a fitness center, a theater, two pools and a spa, and 282 private garages. The project is part of a 129-acre master plan that includes more than 120 stores, restaurants, and entertainment venues.

Equity Resources is developing Grayton Villas, a 46-unit townhome community in Santa Rosa Beach, Fla. The three-level units will offer private garages and porches, stainless steel appliances, and double-master floor plans. Forum Architecture & Interior Design designed the project, which will break ground in the fall.
