Donatelli Development broke ground on Park Place, a mixed-use community in Washington, D.C.’s Petworth neighborhood that will include 156 condos, 17,000 square feet of retail space, and underground parking. Torti Gallas and Partners is designing the $60 million project.

Two Trees Management is converting a historic building at 110 Livingston in Brooklyn into 300 luxury condominium homes. The building, designed in 1926, formerly housed the New York Board of Education. The renovated property will feature a four-story addition; units will offer a variety of floor plans, oversized windows, bamboo floors, Sub-Zero refrigerators, and Jacuzzi tubs. Amenities will include a fitness center, 24-hour concierge, on-site parking, and landscaped courtyards.

Osprey Property Co. and Homes for America has opened Darby House Senior Apartments in Richmond, Va. Rents for the one- and two-bedroom units are set aside for residents earning 40 percent and 50 percent of the area median income. Community amenities include a multipurpose room, crafts room, library, fitness center, and laundry room for each floor.

The Bozzuto Group has acquired land for Shipley’s Grant, a 58-acre planned community in Howard County, Md. The project will include 396 townhome and condo residences, 40,000 square feet of retail, plus a 6.6 acre parcel for office space. More than 18 acres will be preserved as open green space. Residents are expected to start moving in by spring 2008.

The Prime Group is developing Ten East Delaware, a 36-story luxury condominium community in Chicago’s Gold Coast. High-end standard finishes in the 121 units include Poggen-pohl cabinetry, Miele and Sub-Zero kitchen appliances, Kohler tubs, hardwood flooring, and 6-inch crown molding and wood base in the living areas and master bedroom. Amenities will include a rooftop pool and sundeck, heath club, and a la carte services from a neighboring hotel.

Vista broke ground on Lindbergh Plaza, its newest mixed-use community in Atlanta to include 314 luxury apartment units and 15,000 square feet of retail space. The residential component–called Lindbergh Vista–will offer a rooftop pool, fitness center, and mediation gardens, plus on-site shops and restaurants.

Moss & Associates is building Downtown Dadeland, a mixed-use community in Kendall, Fla., just outside of Miami. Gulfside Development and Canyon-Johnson Urban Fund are the developers. The 1.45 million-square-foot project includes 416 condos, 125,000 square feet of ground-level retail and restaurant space, plus a two-story parking garage. Completion is expected for March 2007.

HF Sponsor Corp. is transforming The Hit Factory, a well-known recording studio in Manhattan, into a 27-unit condominium community. The building will keep its original name and feature loft-style units priced from $1.1 million to more than $4 million, plus a 2,000-square-foot roof deck with skyline views. The lobby will feature a wall display of the gold and platinum records recorded there by artists such as Paul Simon, John Lennon, and Bruce Springsteen.

Grasso Holdings is developing 245 Tenth Avenue, a 19-unit condominium community in New York City’s West Chelsea. The project will include 6,300 square feet of retail art gallery space. Units will feature custom-designed cabinetry with stone countertops, Bosch and Miele appliances, wood flooring, and floor-to-ceiling windows. Occupancy is expected for 2007.

Metro Homes is developing Gull’s Cove, a luxury condominium community in Jersey City, N.J., to include three residential buildings totaling 431 units; 30,000 square feet of ground floor retail space; and 400 parking spaces. Phase one, a 16-story tower with 321 units, is now under construction. Units will feature 9- to 11-foot ceilings, hardwood floors, oversized windows, and washers and dryers. Amenities will include a landscaped plaza with putting green, 24-hour concierge, fitness center, and indoor parking.

PRC Partners–a partnership of Mid-America Asset Management, Valenti Builders, and Edward R. James Homes–is developing The Residences of Uptown Park Ridge, a 189-unit community in the Chicago suburb Park Ridge. The community will include a mix of lofts, condos, townhomes, and rowhomes. The project features first-floor retail below the condo residences, plus two plazas, covered walkways, and open space.

The Walters Group is developing Stafford Park, a redevelopment project in Stafford Township, N.J., to include 565 age-restricted units, 112 affordable units, and 25,000 square feet of office space. The project also will include a 650,000-square foot retail complex with a town center and a recreation area with a 71,000-square-foot ice skating rink.

The Klein Co. is developing Oasis, an 81-unit condominium community in the Orlando suburb of Maitland. The one-, two-, and three-bedroom units will offer volume ceilings, panoramic floor-to-ceiling glass, European-style cabinetry, stainless steel kitchen appliances, and open floor plans. Amenities will include a landscaped courtyard, pool, and barbeque area. Prices start at $250,000.

Fifield Cos. is developing The Residences at Left Bank, a 451-unit luxury apartment community in Chicago’s Fulton River District. The studio and one-, two-, and three-bedroom units will offer stainless steel and black appliances as well as cultured marble vanities and porcelain tile flooring in the bathrooms. Amenities will include a club room, library, conference room, and business center, plus a fitness center and pool. Occupancy is expected in November 2006.

Silverstone Communities is converting 60 Plaza Square, a 127-unit apartment building, into condominiums. Renovations will include remodeled common areas, new ceramic tile flooring in kitchens and baths and new carpeting in living areas and bedrooms, and granite kitchen countertops. The acquisition marks the company’s first development in the Midwest market. Occupancy is expected for late 2006 or early 2007, and units will range from the $80,000s to the low $200,000s.
