Creating a fresh promotion at corporate headquarters is one thing. But if you want to get the full value of your great idea, you must communicate what’s happening to your property management staff on-site. Otherwise, they won’t be able to respond appropriately to inquiries from residents, prospects, or the media.

That’s why KSI took the extra effort to connect with its on-site staff regarding the KSI radio show on WTOP-FM. “We let the sites know when it would be airing, and each Friday, we would let them know what topics would be addressed the following day during the show,” says Karen A. Kossow, assistant vice president of sales and marketing for KSI.

When Village Green in Farmington Hills, Mich., decided to list an apartment on eBay, it informed property staff at Troy about the online auction and directed them how to respond. If customers had questions, property staff was instructed to send the bidders to the apartment’s eBay Web page or the Village Green corporate office. “We wanted all of the questions going to the person who ran the auction,” says Brian Owen, the multifamily firm’s assistant vice president of communications. “We wanted consistency throughout the organization.”
