Summit Contractors is building Willows Senior Apartments, a 90-unit senior rental community in Lebanon, Pa., for Beneficial Communities. The complex will feature a beauty salon, clubhouse, media room, and landscaped walkways. Completion is scheduled for December 2005.
Concord Homes is developing Parc Chestnut, a 261-unit condominium in Chicago’s River North area. One-, two-, and three-bedroom units will offer a loft or soft-loft design featuring granite kitchen countertops, marble countertops in bathrooms, and hardwood floors in the foyer, living area, and kitchen. Amenities will include a gated park with a dog run and sitting areas, valet dry cleaner, fitness center, and business center.
Millennium Partners broke ground on Millennium Tower Residences, a 236-unit condominium project in New York City’s Battery Park. One- to four-bedroom units will offer views of the Hudson River, Statue of Liberty, and the city’s financial district. Designed as a green-friendly building, the developer aims for LEED gold-level certification. Green features will include recycled construction materials, a roof garden to capture and recycle rainwater, and filtered air in all units. The building’s design is expected to reduce energy use by 25 percent. Completion is scheduled for the end of 2006.
Simpson Housing Solutions has opened Tuolumne Village Apartments, an 81-unit affordable family community in Parlier, Calif. The $11.2 million project offers three- and four-bedroom units with patios or balconies and built-in kitchen appliances such as dishwashers and microwaves. Amenities include a community activity center, computer learning lab, picnic and barbeque areas, and a tot lot. Units are restricted to households earning from 30 percent to 60 percent of the median household income for Fresno County.
RMK Management Corp. has opened Coventry Glen at Valley Lakes, a 280-unit luxury apartment community in Round Lake, Ill. One- and two-bedroom units feature 9-foot ceilings, washers and dryers, patios or decks, and storage areas. Amenities include a 3,918-square-foot clubhouse with a business center, fitness center, and cyber café.
Opus West Corp. and RED Group are developing McDowell Village, a 223-unit independent living rental community in Scottsdale, Ariz. Amenities will include a pool, therapeutic spa, dining room, bistro area, theater, and billiards room. The project will be adjacent to the City of Scottsdale’s 37,500-square-foot McDowell Village Senior Center.
Atlantic and Pacific Development Group is renovating a 1940s building into The Crown at Miami Beach, a luxury high-rise rental community near Miami’s Art Deco District. Studios, one-, and two-bedroom units will feature kitchens with stainless steel appliances and granite countertops. Amenities will include a pool and spa with views of the Atlantic Ocean and Miami skyline, a business center, and fitness center.
Wasserman Real Estate Capital is developing Granite Park, a 75-unit luxury for-sale community in the South Lake District of Pasadena, Calif. The $100 million urban infill project will include 68 condominiums, four townhomes, and three live/work units. One-, two-, and three-bedroom units will average 2,100 square feet and start at approximately $1 million.
Equity Resources is developing Bella Vita, a 160-unit condominium project in Naples, Fla., designed by Forum Architecture & Interior Design. The three- and four-bedroom units will include cultured marble bathroom countertops and tubs, plus kitchens with under-cabinet LCD televisions, granite countertops, and stainless steel appliances. A clubhouse will include a kitchen, fitness center, and pool.
Ellis Diversified broke ground on Wilton Station, a village-style community in Wilton Manors, Fla., to include a total of 272 residential units. The project’s first phase: 26th Street Lofts, a mixed-use complex to include 50 urban-style lofts and 17,000 square feet of retail space. Wilton Station will include the 8,000-square-foot W Club featuring a fitness center, theater, catering kitchen, lounge and bar area, and a pool. The community is expected to be complete by the second quarter of 2006.
K2 Urbancorp is building 417 Park Avenue, a 23-unit mixed-use condominium project in Tallahassee, Fla., to include live/work units, retail space, and executive meeting facilities. To blend in with its historic surroundings, the building will feature 1930s-style Spanish Revival architecture. The project is expected to be complete by late 2006.
Baptist Homes Society is developing Providence Point, a continuing care retirement community in Pittsburgh, to include 216 apartments, 82 assisted living and healthcare residences, and 36 single-family homes. The community will feature three dining venues, an art studio, bank, post office, and a wellness center with an out-patient clinic. Construction is scheduled to begin in 2006.
EastCoast Communities is developing 230 Shore, a 17-unit waterfront townhome community in Lauderdale-by-the-Sea, Fla. Units will feature 10-foot ceilings, rooftop terraces, intercom systems, and two-car garages. Amenities in the $13.5 million project will include direct access to the Silver Shores waterway, heated pool and spa, 17 boat slips, and a community courtyard. Townhomes range from $980,000 to $1.5 million.
