CharterMac has opened Ironwood Crossing Townhomes, a 280-unit affordable rental community in Fort Worth, Texas. The 26-acre project, designed by Meeks + Partners, defies the stereotype of an affordable property with architectural elements such as brick, stucco, pitched roofs, stoops, porches, columns, and enclosed patios and balconies. Community amenities include a fitness center, pool with volleyball net, green open space with walking and jogging trails, and basketball courts.
V-Strategic Group is developing European Club, a mixed-use project in Hallandale Beach, Fla., that will include 118 condo units and up to 170 condo/hotel suites atop 5,638 square feet of retail space and 91,032 square feet of office space. The one-, two-, and three-bedroom condo units–priced from the $600,000s to more than $4 million–will feature European-style kitchens and views of the Atlantic Ocean and Intracoastal Waterway. Amenities will include a rooftop sky deck with infinity-edge pools, a palm tree garden, and a tiki bar. Architectura Group is the project architect.
WDG Architecture is designing University Town Center, a 40-acre mixed-use community in northern Prince George’s County, Md. The community, developed by Prince George’s Metro Center, will include 700 residential units and a 910-unit student housing high-rise. Phase one of the project includes a 112-unit luxury condo tower and a 22-unit loft-style condo tower. Both buildings will include street-level retail opening onto an urban plaza.
The Gammonley Group is developing 757 Orleans @ Chicago, a 198-unit mid-rise condominium community in Chicago’s River North neighborhood. The one-, two-, and three-bedroom units will feature granite countertops, hardwood flooring, stainless steel appliances, and floor-to-ceiling windows. Amenities will include a pool, rooftop terrace, fitness center, business/conference center, and ground-floor retail space.
Christa Development Corp. is developing The Lofts at Mayfair, a 102-unit, loft-style, for-sale community in Coconut Grove, Fla. The units, priced in the high $300,000s, will offer high ceilings, open floor plans, floor-to-ceiling windows, balconies, and kitchens with granite countertops and stainless steel appliances. Completion is slated for spring 2007.
Las Palmas Foundation and The Related Cos. of California have opened Bayview Landing, an affordable senior housing community in Newport Beach, Calif. The 120-unit community includes a mix of one- and two-bedroom units. Amenities include a community center dedicated to social service programs and recreational activities, computer lab, movie theater, pool and spa, and sundeck.
Bristol Development Group and Marketstreet Equities are developing ICON in the Gulch, a mixed-use project in Nashville, Tenn., to include 207 mid-rise condos and 217 tower condos with a retail component. ka architecture designed the $100 million tower, which is expected to open in spring 2008.
Seymour International is developing The Point Orlando Resort & Spa, a condo-hotel project near Universal Studios theme park in Orlando, Fla. Phase one, designed by Forum Architecture & Interior Design, will include two 12-story, 72-unit towers. The towers will flank a three-story clubhouse. Other amenities will include a courtyard, pool with spa, pool pavilion, fitness room, and a restaurant. Future phases will include a parking garage and up to five additional condo-hotel towers.
Neumann Homes is developing NeuDearborn Station, a transit-oriented community in Naperville, Ill., featuring 40 condominiums and 60 townhomes. The units will feature covered front porches, 9-foot first-floor ceilings, brick exteriors, and low-maintenance composite decks. Community amenities will include a park with gazebo, a 1/2-acre pond with fountain, and a sand volleyball court.
Dubin Residential is converting the former Spiegel office and warehouse into The Lofts at Bridgeport Place, a 158-unit loft-style condominium community on Chicago’s Northwest side. The building’s exterior will be restored, while the interior will retain original features such as exposed brick and 11-foot ceilings. To complete the loft look, units will feature new energy-efficient oversized windows, stainless appliances, granite countertops, and hardwood flooring.
Cousins Properties is adding three high-rise towers to the master plan for Terminus, a 10-acre, $500 million mixed-use office, residential, and retail development under construction in Atlanta’s Buckhead area. The residential component will include two 40-story condo towers, plus a 17-story tower on top of a 12-story parking deck. The one-, two-, and three-bedroom units will feature a variety of floor plans. Pre-sales will begin this summer.
De Paulo has opened 520 South Washington, a 24-unit luxury condominium community in downtown Naperville, Ill. The building, built by McShane Construction Corp., features a distinctive curved façade with Savannah stone accents along the first floor. Select units have circular balconies with curved steel railings, floor-to-ceiling windows, hardwood and marble flooring, and granite countertops.
Judwin Properties is developing the 308-unit Brazos Ranch Apartments, a part of the master-planned community of Brazos Town Center in Fort Bend County, Texas. The studios and one- and two-bedroom units will include custom cabinetry, granite countertops, and attached garages. Fourteen 22-unit buildings will surround central green space and hike/bike trails. Other amenities will include a 10,000-square-foot community center complete with WiFi access and a pool, basketball court, fitness center, theater with stadium seating, and game room. Phase one will open this summer.
Nexus Development Group is building four for-sale communities in Miami’s Design District. The buildings–Casa, Cube, Cor, and Canvas–will bring 360 condo and townhome units to the 18-square-block neighborhood. Three of the buildings will feature retail and commercial space. Casa will be the first project to break ground with 78 one- and two-story loft units ranging from 700 to 2,500 square feet.
Urban Pacific Builders is completing Pan American Lofts, a 40-unit adaptive reuse live/work community in downtown Los Angeles. Built in 1895, the classic Beaux Arts-style structure was originally called the Irvine Byrne Building. Units will range from 800 to 1,400 square feet, with several penthouse units to include internal mezzanines and private rooftop decks.
Atlantic Development Group has opened 417 and 438 East 76th Street, a 25-unit affordable housing community in Manhattan. The $14.4 million project feature studios and one-bedroom units reserved for residents whose annual income does not exceed 60 percent of the area’s median income. The owner received 9,000 application requests for the 25 units.
