Post Cashes in on The Ever-Growing Condo Craze

CIM Group and Lee Group are developing the Market Lofts, phase two of South Village, a mixed-use project in downtown Los Angeles. Phase two includes 267 condominiums, a 50,000-square-foot supermarket, and 6,000 square feet of restaurant and retail space. Amenities will include a rooftop pool, landscaped plaza, spa, and clubhouse. Completion is scheduled for December 2006.

Renaissant Development, Park Development Group, and Construction Consulting Group are developing Vision on State, a 254-unit condominium community in Chicago’s South Loop. One-, two-, and three-bedroom units will feature granite countertops, hardwood flooring, and GE appliance packages in black or white. Amenities will include a fitness center, business center, guest suite, storage space, and a 24-hour doorman.

HomeDevco is developing The Landmark at the Gardens, a 166-unit Mediterranean-inspired luxury condominium in Palm Beach Gardens, Fla. Amenities will include valet parking, concierge services, a heated pool, theatre, and a fitness club. Completion is scheduled for winter 2006.

R.D. Olson Construction is building Maple Square Apartment Homes, a Top left rendering: Interface Multimedia 132-unit affordable housing community in Fremont, Calif. The $21 million complex, owned by Affirmed Housing Group, will offer studios and one-, two-, and three-bedroom units. Amenities will include a recreation room, computer learning center, tot lot, and picnic areas.

Urban Pacific Builders and the Area Housing Authority of the County of Ventura (Calif.) opened Oak Creek Senior Villas, a 57-unit senior affordable community in Thousand Oaks, Calif. Amenities include a recreation room, crafts room, library, and outdoor courtyard.

Leviev Boymelgreen Developers is developing Soleil, a 288-unit mixed-use condominium in Miami. The 43-story building will offer one-, two-, and three-bedroom units with floor-to-ceiling glass windows, balconies, and Italian kitchens. Amenities will include Zen gardens for yoga, a fitness center, and basketball, tennis, and handball courts.

McShane Construction broke ground on Westhaven Park, a 113-unit mid-rise condominium being developed by Brinshore Development and Michaels Development Co. Located on the site of the former Henry Horner Homes in Chicago, the community will offer a mix of public housing, affordable housing, and market-rate units. One- and two-bedroom units will feature fireplaces, hardwood floors, and balconies or patios.

Osprey Property Co. and J. Kirby Development opened Willow Manor at Colesville, an 83-unit affordable senior community in Silver Spring, Md. The one- and two-bedroom units offer full-size kitchens and washer/ dryer hookups. Amenities include a fitness center, hair salon, and wellness center.

The Enterprise Cos. is developing One Museum Park, a 277-unit luxury condominium property near Chicago’s Lake Michigan. One-, two-, and three-bedroom units will feature floor-to-ceiling windows, balconies or terraces, and hardwood flooring. Amenities will include indoor parking and a clubhouse with a heated pool, fitness center, and kitchen for entertaining. Occupancy is scheduled for late 2007.

Oxbridge Development is developing Shenandoah, an active adult community surrounding Lake Frederick in Frederick County, Va. The community will include 2,130 condominiums, townhomes, duplexes, and single-family homes. Amenities will include a 35,000-square-foot clubhouse, tennis courts, hiking trails, and boating piers.

Empire Commercial Real Estate opened Lasselle Place, a 304-unit luxury apartment community in Moreno Valley, Calif. Units feature granite countertops, crown molding, chandelier lights, and oval tubs. The property is located next to Lakeside Plaza, a $15 million retail center that Empire Commercial built last year.

Stoneridge Partners is developing Stone Ridge at Fairfield, a 70-unit luxury condominium project in Fairfield, Conn. One-, two-, and three-bedroom units will feature walnut wood flooring, custom moldings, 10-foot ceilings, and Viking stainless steel appliances. Amenities will include a 5,000-square-foot clubhouse, underground parking, storage space, and a car wash area.

Omni Apartment Communities is managing Westward Look Apartment Homes, a new 264-unit community in Arvada, Colo. The one-, two-, and three-bedroom units offer built-in computer desks, washer and dryers, kitchen islands, and gas fireplaces. Amenities at Westward Look include a clubhouse with fitness center, business center, and billiards; wireless Internet connection throughout the building; and a heated pool.

CarrHomes is developing Fortnightly Square, a mixed-use community in Herndon, Va., featuring 82 brick town-homes, five live/work homes, and retail and office space. The community is within walking distance to restaurants, a public recreation center, a golf course, and a library.

Park Avenue Management is developing 351 South 3rd St., a nine-unit loft-style condominium project in Williamsburg, N.Y. Units will feature stainless steel appliances and European cabinetry, stone bathrooms with wood vanities, and balconies or roof terraces. Designed by Scarano Architects, the building’s façade will be made of stucco with wood veneer and metal panels.
