CE Flushing, an affiliate of Muss Development Co., is transforming a 14-acre brownfield site in Queens, N.Y., into a mixed-use project to include 1,000 apartments and a 725,000-square-foot retail center. The complex is in walking distance to Shea Stadium and the USTA National Tennis Center. The first phase of apartments is expected to open in spring 2008.
The Curve Development Co. is developing The Curve, a master-planned suburban village in Southwest Las Vegas. The first phase will include two 18-story luxury condominium towers, 115,885 square feet of retail/ restaurant space, and 61,201 square feet of office space. Condo units will feature floor-to-ceiling windows and 10- to 20-foot ceilings. Amenities will include pools and spas, cabanas, and 24-hour concierge service.
Equity Resources is developing BayVue, a 120-unit luxury condominium project in Panama City, Fla. The two-, three-, and four-bedroom units will face a landscaped garden plaza. Amenities will include a marina and a two-story clubhouse with a conference room, bar, and kitchen. Forum Architecture & Interior Design is designing the project, scheduled to open in winter 2006.
Simpson Housing is developing Langwood Commons, a complex in Stoneham, Mass., to include 390 rental units, 110 garden-style condos, and 50 for-sale townhome units. Twenty-five percent of the units will be affordable. The project will feature landscaped courtyards, a commons building with meeting space and a fitness center, and an outdoor pool and patio. ADD is designing the project.
Donald Trump, in partnership with Bayrock Group and Roy Stillman, is developing Trump International Hotel & Tower Fort Lauderdale, a 298-unit condo/hotel in Florida. Studios and one- and two-bedroom units, ranging from $500,000 to $4 million, will feature Italian marble flooring, views of the Atlantic Ocean and Intracoastal Waterway, and flat-screen televisions. Condo owners can use the Trump hotel-management company to maintain and rent their suites when not occupied.
Balk Browne Associates purchased the former Pet Milk Building in downtown St. Louis for $9.2 million and is investing another $25 million to redevelop the office building into 118 luxury apartment units. The units will offer floor-to-ceiling windows and 9-foot ceilings, while amenities will include a lounge, fitness center, and restaurant. The project is adjacent to the site of the St. Louis Cardinal’s new stadium.
Bhojani Development Group is developing phase one of Parkview Crossings at Woodbridge, an 85-unit luxury active adult community in Woodbridge, N.J. Amenities will include garage parking, a billiards room, fitness center, and spa. Occupancy is slated for early 2006.
Cornerstone Group’s townhome division is developing Vista Trace, a 216-unit project in Homestead, Fla. The $28.2 million community will include one-, two-, and three-bedroom units scattered across eight buildings. Amenities will include a pool, children’s playground, clubroom, and fitness center.
Waterford Development is building Spectrum, a mixed-use project in Falls Church, Va., to include 189 luxury condominiums, 32,000 square feet of retail space, and 32,000 square feet of office space centered around a market square. Prices will start in the mid-$300,000s.
Drummond Development is redeveloping a 50-year-old apartment building into Penn Circle, a 36-unit condominium project in Washington, D.C.’s Anacostia neighborhood. One-and two-bedroom units will feature new kitchens and baths, oversized windows, and washers and dryers. The project brings entry-level housing opportunities, with prices starting in the high $100,000s.
OWR Development broke ground on The Plaza-Irvine, a 202-unit luxury condominium project in Irvine, Calif. The two 15-story towers will be linked by the Terrace, a one-acre area with a pool and spa, gathering spaces, gardens, and fitness center. Occupancy is scheduled for January 2007.
Trident Realty Corp. broke ground on Water’s Edge Ocean front Condominium, a 17-unit community in Jacksonville Beach, Fla. The three-bedroom units feature Thermador kitchen appliances, granite counter-tops, hardwood flooring in the foyers, and terraces with a retractable window system for year-round use.
Cambridge Development Group broke ground on the first phase of Boardwalk at Town Center, a 450-unit rental community in Dallas. Amenities will include a cyber café, fitness center, a boat barn for kayaks, and three rooftop gardens with outdoor fireplaces. Humphreys & Partners Architects is designing the property.
