Avalon at Mission Bay - PROJECT OF THE YEAR: RESORT/LUXURY HIGH-RISE3

HONORABLE MENTION: MARKET-RATE
Cavalier Creekside Apartments

Southeast Capital Partners’ marketing strategy would probably score big points on Donald Trump’s hit reality show, “The Apprentice.” In creating its newest apartment complex, the development company relied on the basics of Marketing 101: Identify your target market and design a fitting product.

Cavalier Creekside Apartments appeal to the affluent black community–an underserved group in Atlanta‘s Lithonia area, as high-end apartments haven’t been built in this area for several years. The clubhouse and model units feature bright hues and bold interior designs with orange, navy, and splashes of lime green throughout the complex. To accommodate larger families, the property offers plenty of three-bedroom units and a top-of-the-line playground.

The project team encountered its fair share of challenges. Hampered by a tight site with creek and street buffers on both sides, the team negotiated reduced setbacks in exchange for additional landscaping. The landscaping creates an illusion of buildings being further back, while providing privacy to residents.
